I am trying to parcel my land and I have perms... the subdivide option is grayed out while the join option is available... can't figure out why the subdivide is grayed out.. any ideas?

If the Join button is enabled, then you've selected land from two parcels. To subdivide, you need to selected a piece from within one parcel.
