I saw an ad claiming that people could make 50 per cent commisions on land sales. Is there is any chance that's true, or just a scam of some kind that I've not seen before.
And no, I'm not likely to be interested, sales people prone to say things like "It may look nice now, but remember, a giant blinking fluorescent pink cow patty could appear next door at any time," don't make the big bucks.

It's certainly possible if the land is priced high enough.
Whether it's worth doing or not depends what the 50% is of - 50% of the profit or 50% of the selling price. If it's 50% of the profit, it's better to do it yourself (the generic yourself). If it's 50% of the selling price, then the prices are way too high and the land won't sell anyway.

It would have to be for parcels that aren't actually set for sale, right? If they are set for sale someone would buy them with no way to tell who should get the commission.

Most likely to be estate land which is not for sale but actually "for sale". Perhaps the 50% is 50% of the buy price for land that is really rented.
As you said, it would be very difficult to do something like this with mainland.

I knew someone who had a job doing something like that on an island. I don't remember the details but, if I'm not mistaken, she was going to get some free land there if she sold a certain number of parcels or rentals.
