I'm looking to buy a plot of land with about two thousand prims (1500 minimum), and a class 5 server (looking for minimum lag). Has to be a mature area. Was wondering if you guys have any tips on this? I tried in the classified sections of the forum but have not received any responses yet.

1. Search in-world like everybody else.
2. They are all class 5 now.
3. Lag has to do with a lot more than the server class.

one of my friends is a land nut right now, last i saw she had a good amount of land for sale not sure if it is a class 5, it is in the wilder islands
seach Wilder West you will see a group of sims

Hi Max, if you're looking for mainland, check out the area around Poecila 160.211.94 The plot of land is not advertised for sale, but he is looking to rent out up to 1/4 sim. IM Whyroc Slade, he will get back to you  Ashe

You didn't specify what type of land you were looking for, mainland or estate, but you would need a minimum of 8192 Sq. M., which holds 1875 prims. The best way to find it is to use the in-world search function, set your params to what you want (ee. estate, mainland, PG or mature) and set a min. size and/or price and search away. Judie

Yup all lands types have their pros and cons. People seem to have it in for mainland though. I truly believe that many people who say bad stuff about mainland are just repeating what they have heard from some unscrupulous types who are selling/renting estate land (surprise, surprise) or had a bad experience and have lumped all mainland in the same category. Facts are that not all mainland is equal just in the same way not all estate land is equal. There is good and bad available for both types and care should be exercised when choosing from either of them.

I have always rented and owned on Mainland and have never had any big issues. The worst was when I lived with a guy and the people that owned a large plot nearby used shout a lot because they were often more than 20m apart.

I have owned mostly mainland but also "owned" estate land once. I vowed never again on the estate land due to the fact when it came time to sell I contacted the estate owner and asked him what I needed to do to sell up (some have specific requirements and it is safest to ask) and he said no problem when you want to sell just IM me and I will buy it back from you. Needless to say I was surprised but ecstatic about this. Well I had 3 weeks left on my metered tier and so I waited until then before IMing him again and saying I was ready and he could buy it back anytime. He then says "Sorry I cannot afford to buy it back, you will have to find a buyer who will buy it". So at that point I had to start advertising it for sale - 3 weeks I lost the opportunity to advertise it for sale. I was lucky though a I did manage to sell it rather than just abandon it but it was far less than I paid for it. This was on a popular estate sim attached to an extremely popular roleplaying area where the roleplay was extended into the residential sim. The roleplaying sim had the best reputation possible and vouched for the estate owner of the residential/rp sim 100%. Needless to say the whole thing put me off estate land completely after that as there is just no way to tell who will and will not pull a stunt like this. Mainland has been varied for me but I have never had trouble that has made me want to sell up and move. I am quite tolerant of others builds though and fortunately have not had any of the worst case scenarios that you always hear about. Is it luck? I don't think so, I think it is finding the right piece of land and paying a bit more for that than any old chunk. Look for long established sims that change only a little over time, do some research. Yes it takes time but maybe ask a few people who live around the land you like the look of. Coastal areas cost more but resist blight well due to the fact that very few people want them to look like shit as it lowers their land value. These are not hard and fast rules by any stretch but good indications. In my experience unscrupulous land dealers are by far the biggest problem out there. They will do anything to try to extort money out of nearby residents to buy land they are asking unreasonable prices for. The only thing you can do is AR them when they overstep the rules and be patient. Eventually the land will change hands and things will get better. The new rules are a big help here.
