What will Land Prices Do in Zindra?

Time to show off your prescience. What do you think will happen with land in Zindra?

Will it continue to be mostly businesses? (Is it now, for that matter?)

Will it get flooded with new sims? Or will demand exceed supply?

Will land hold it's current value, or go up or down?

Let's say in a three month timeframe.

They just added another three rows of sims to Zindra, and between not enforcing the Adult rules very hard, and 1200 or so adult estate regions, there's not much demand. So the prices will drop till they are comparable to other mainland.

It's got a higher proportion of businesses compared to regular mainland now, as a result of the free swap qualifications. I'd guess it would stay that way. The green dots look more dense there, which is probably more suited to businesses than residences. There is really not much reason to have a residence there anyway.

I think LL would not want to see a big premium on land prices on Zindra. It puts a barrier in the way of new adult business starting up in the correct maturity rating. Or existing businesses from relocating. So, I would expect LL to release new sims to nudge the price down.

I suspect a decrease in land price followed by a move of plots that currently are nonsexual adult content (horror drugs etc.) that are not filtered yet and on mature sims because LL has so far focused on the porn.
After that more people will realise they need to be account verified for the more hardcore stuff and more estate sims will switch to adult too.

By the end of the 3 months Zindra will start to turn in the way mainland was before Zindra minus the PG sims.

Even further on PG content will move as wel (some already have) just to be safe from the unverified griefers.

Pretty much this.

If the ToS suddenly does get enforced properly, those prices will skyrocket. But as things stand, in about a month to three Zindra land will likely be below mainland.

I agree that prices will drop to normal Mainland levels for comparable Zindra land. The tricky bit is that there is some land on Zindra unlike anything else on the Mainland, for reasons other than "location, location, location." It's difficult to guess what this stuff is really going to be worth. Specifically:

Double-prim land that allows terraform and join/subdivide, some in large parcel sizes, and
Single-prim land that does not allow terraform nor join/subdivide, in all different parcel sizes.

The former is mighty handy stuff (especially if one wants to save on tier), and the latter is extremely limiting.

There are also some features on Zindra that are fairly rare on the rest of the Mainland. The North Reservoir, for example, is about as deep as the water on Sansara upstream of the Sutherland dam.

Market hasn't matured much yet.

I think that in the end of the adult market shakeout, the hot seller will be standalone, adult rated homesteads. Perhaps suppressing Zindra's market in the long run, just the same way private estates suppressed the mainland market.

And no, I'm not in the adult end of the biz at all, but here's my thinking.

a) Additional privacy matters to some. Tips the market to spacious private estates.

b) Private estate "no covenant" land is more permissive than "no covenant" mainland. Not a lot of flyby traffic to report you when you are waaaaaay off in some obscure corner of the grid. Meaning: less problems for the residential market.

c) (the big one actually) Standalone private homesteads can flip to Adult/Mature/PG. Ensuring maximum market liquidity and fetching price for whatever % of each type is available. If you are on Zindra, you are stuck with the rise and fall of the adult land market only. This could make for a better price for whatever number of adult homesteads happen to be available, at any given time ~ a mechanism that Zindra by itself doesn't have. The only flaw is if the overall homestead market floods, but, I don't think it will.

On the three month timescale... I'm expecting some kind of surprise this year, as in most years... I don't know if it will be good or bad. So no prediction from me, because it would be sheer luck if I got it right. Too big of a wildcard likely to come in the middle, there.

This... if they would enforce the current TOS... hell, if they had enforced the FORMER TOS, about mature/pg... 1/2 the problems would be solved.

You can still find adult in mature/pg.. while we sit in Zindra. Time will tell.
