As i am looking for a piece of land for a renter, i have a hard time finding a basic flat green/sand parcel (8192sqm) at the bottom of the market L$4.2, i have made some offers here and there, and expect atleast a 1 positive reply, but will have to wait and see!? *i have been watching full sims sales listed these last weeks, and although the number of sims available has been very steady around 20, the bottom price has rissen to L$6sqm (from a 1 x L$5sqm) - with still 26.000.000sqm mainland for sale, are the prices rising again ?!

If you're talking about mainland, you have to realize that the low end of the market is the low end of a spread, how high are prices going from there? Even if you discount the totally ridiculous prices, you're still going to find a pretty hefty margin.
People who have such land, realize how scarce it is, tend to hold on to it and aren't likely to let it go at bargain basement prices.
Also, there are automated search systems, (neatly sidestepping THAT whole can of worms) which tend to snatch up the really good deals at the low end of the market.
What you're looking to do won't be easy. Good luck.

In response (I believe) to complaints of landowners that the prices of Mainland were dropping (there were quite a few parcels below L$4/m for several weeks, there), LL has cut way back on mainland auctions. (I've been watching for about three months now and have watched it choke back, week by week.)
This is having an effect. Auction parcels that would have been left on the table a few weeks ago, are now being snapped up at L$8/m and more for landlocked mainland.
It's quite interesting to observe...

Good luck Well i gave up after a few hours of methodical searching, ending with buying my 1st choice parcel i was suprised at the small amount of parcels, available at the bottom. In general i saw many parcels over-priced at 2x their competitive value or more.

Not so and this is a misinformed belief that land barons who should not be in real estate all hold onto. the posted average is not the low end there has to be tons of cheaper place selling well below that mark to make that number. so when the M-T-D number is 2.2945 todays average from the web sight. that means there has to be tons of land going for below 2 to get that number. the not wanting to or unable to understand this, coupled with poor people skills is why most selling land should not be

well i can only say, that i found many overpriced and seemingly unattended parcels , ie. several parcels for sale at an already high average, with several neighbour parcels at 2x that price, in most cases looking to be waiting for a buyer for several months. .

Yes, many, many parcels are wildly overpriced.
The only thing I can figure out is that they belong to people who are rich enough not to care about the month-after-month-after-month tier fees being charged to their credit cards.*
(Must be nice!)
*or, in some cases, maybe they belong to people who are paying tier for land they want to hold that is just a bit under the limit, and the parcel falls under the limit, too. So they don't mind carrying the unsold parcel on their books, month after month, since its presence doesn't affect the tier they've already decided they're willing to pay.

You'd be amazed how much people are willing to pay for flat green, depending on the neighborhood.
