Hey folks:

I am thinking about renting out part of my home. I have an empty bedroom and a place where a bathroom can be built in my house. I would like some advice on how I should go about doing this. For sure, my rental price will be 900L$ a week to live there.

Why bother building a bathroom? My AV has never needed the loo yet!

Must be a real nice house. I rent a pretty big part of a homestead sim for 1600 a week.

If they are going to live inside your home in SL you'd better make doubly sure they are not going to get all weird on you. Maybe only offer it to a really really good friend. I would even go as far to say that you will probably want someone that you wouldn't mind wandering all around your place using all your stuff.

Oh and bathrooms are for showers and baths!

Hi Mitchell- maybe consider renting it to someone who lives in a different timezone, as that may reduce some privacy issues?

Agree with Chokolate; the bathroom idea is a bit pffft unless it has a spa.

And it must be a really huuuge bedroom. I'd want a real gold texture on the spa taps for that price.

So very true. My sim mate had no idea what he was letting himself in for. I like to think it is all part of my charm, though :)

yeah.. umm.. 900 is beyond steep for that.
I just copy/pasted this from the land rental forum...
"8192 sqm with 468 prims homestead, comercial/residential
Tier L$1,100/week"
..and that's just a random street price example. Lots lower if you know someone...
Gotta rethink price versus what you're offering, because pretty much anyone can squeeze out the 200L difference if they push hard enough.. and there's no doubt which is the better offer.

900L$ a week for a room??? Has the land market turned round? I wonder if the OP meant 900/month.

The land my house sits on is 4096 sq meters and runs me 1800 a week. If anyone does happen to know of any land of that size or bigger land cheaper than that, then please let me know. Land must offer sunset views, must be flat, and in a quiet area.

Personally I wonder if I would ever use a rented room. Would you just go there to change? You couldn't really have events or parties in a room? *shrugs*

This was my thought -- and I would never pay L$900 wk (or even a month) for a room to change clothes in.

Unless you want to build your own house, what's important is prims, not space.

For $L900 a week, I rent people a two-story condominium apartment with an allowance of 360 prims. You can find better deals out there, too...I'm not at the bottom of the rental price range.

Oh, I think I see. You are looking for a room mate. You have land, house and a room for their personal stuff and going to share the space and prims equally.

If you are just renting out a room, it looks like you want some one to pay half the rental for about 2% of the usage. If you want to sub-rent a small portion like a room, you should look at how many prims they can use and chagre the rent per prim per week. Given that you are paying 1800 for 945 prims, if you rent a room with 50 prims for 100L a week that would be about even. 150L a week would be on the high side.

Therefore for L$900 a week the other person should get 450 prims and 2000 sq meters approx.
