Fair price for rent for stores/apartments/etc

Hi all, I figured this would be the best place to gather some information.

I am going to be renting out shops in a sim that is themed as a city. this sim is called the Movix Media sim (Movix City) and it is well, a city build.

It comes with rentable stores, apartments, houses and trailers, low to middle class type places. This is not a RP sim, but a lot of people tend to use it as such. It is not a "anything" sim, other than a city.

There is also an office building with rentable offices, and a renovated warehouse that is now a bar, that can also be rented to host events at.

Now my question is, what is a good and fair price for renting places?
I know rent is based more on prims than it is on size, although size does play a part.

the average store is 10 x10
the average apartment is a little smaller but comes furnished in a theme fitting to the setting and location of the apartment.

The trailers are well trailer size (sorry do not know the dimensions off hand) and unfurnished.

now. what is a good rate for prims? I was thinking 150 for 25 prims for the average stores and base the rest on that (that would be 6L/prim)

Before you reply, please take a look at the sim so you can get an idea of what it is and how it is laid out, as I think that may play a part in the pricing as well.

Keep in mind this is not advertised yes, except in the show places thing on the land settings, so traffic at this time is low.

There are no campers nor will there be any campers (I dislike campers)

I would like to see this place become a favorite hang out for folks, a nice place to shop and live, and a great place to set up office, and of course party!

i think any thing over 3L a prim is to high. Its all i charge.

I tend to agree, for my stores I charged 3L per prim, for my house rentals I charge between 2-3L depending on the house actually. If its furnished, I would charge something different all together, the 6L range seems right so if they are getting, say, a furnished room AND 25 prims, 6L per prim might be ok.

It really depends on the surrounding area, if it has visual appeal, lag, what control they have over their own space etc. You will find that people will pay alot more for a more appealing space rather than for more prims. Good luck, sounds like you have a lot going on there! :)

yeah there is a lot going on

I am seriously thinking the 6L per prim range, not overly expensive and seems fitting for the sim (they get so much more than just another mall space)

Theres a complaint thread here about mall tactics, may want to check it out it mentions some feedback from renters POV.


As far as the vendor spots go, if youre traffic is high and there are SHOPPERS there then that usually can justify a high price, but keep in mind if your price is jacked up way high it makes it harder for your tenents to make their rent back/a nice profit to justify staying as a merchant with you.

yes I understand about traffic which is why I am trying to find a fair price for both the renters and myself
I do not want to charge too high, but on the other side I do not want to charge too low and end up in a money pit, where it is pointless to continue

trying to balance it all out and the only # so far that tends to make sense for me is 6L a prim

been there and looks great

for rental prices, total amount of commercial spots, total amount of residential spots, take ur tier and divide it by percentedge of the rentals, then divide up against the amount of spots so u get to know the minimum price per commercial/trailer/house spot

that will give an initial estimate at wich price to start and as all numbers are known, u can increase some here and there and lower some others

just an idea

150L for 25 prims is a very good price. I know many malls that try (key word try) to charge 400L or more for 25 prims. Thats far too much. Of course cheaper is better, but 150L for 25 prims is more than reasonable.

Yes, I charge L125 for 25 prims. I think also, that it's a good idea to have different size stores, and different pices depending on the location. Some places offer a free week, but that makes me nervous.
