I have a my first 512 mainland with a small skybox situated and all is well.

I have an alt I logged in and it is unable to do several things on this land.....?

*Set landmark as the alts "HOME" (it doesn't allow me?)
*rez items (i created group just for the alt and myself and set the land to allow all everything for group memebers only)
*activate couch with poseball animation? clicking doesnt do anything

What am I missing in my land settings to allow my alt full permission without allowing any other visitors?

Group roles

You have to set the right roles for the group members.

It's under the 'Members & Roles' tab in group info.

These steps:
1) Make a group
2) Invite your alt to the group
3) Give your alt the proper group permissions or roles to do on the land what you need it to do
4) Set your land to the group
5) Remove all the "all residents" permissions from your land that you don't want others to have. (looks like you already did that)

There are some more tricks, like donating the land, together with your tier to the group, to get a 10% bonus to land allowance. This will give even more control over what everybody can do on the land, you can even distinguish between group members with different roles then.
If you do this, make sure that your alt (and any other new groupmembers) are not set to pay liabilities (roles/permissions tab), or receive group payments. Otherwise your group might slowly drain your alts' money through various means and get banned when it goes below 0 L$.

Make VERY, VERY sure your group ALWAYS has at least 2 members - if it doesn't, LL will shoot it and land you've deeded to it can get reclaimed. You'd probably be able to get it back via a support ticket but that's a hassle - better to make sure that the group always has at least 2 members.

You don't have to deed the parcel to the group to allow your alt to rezz stuff. Just make sure your alt has the correct group tag on when trying to rezz.
The only way for your alt to set your parcel as HOME is, indeed, to deed the parcel to the group. You can only set HOME on your own parcel or group parcel that allows you to do so. Your alt is not viewed by SL as YOU. Your alt is a completely different account. You can deed the parcel to group, then have your alt set the parcel as HOME, then sell the parcel back to you so it's not deeded to group anymore. Your alt's home location will not change.
Regarding the couch, make sure the couch is set to the correct group (not deeded). Or it may be that the couch is broken (or lag??).

4) Set your land to the group

I would guess this is what you haven't done. It's on the general tab for 'About Land'. Hope you get it working! :)

P.S. Not DEED to group.

I'm pretty sure you have to deed the land to the group, otherwise nobody but the owner will be able to set home, terraform, or change parcel description and media/music URLs.

You do for this :

From: someone
*Set landmark as the alts "HOME" (it doesn't allow me?)

But not the others. Deeding will also require your tier donated, which might be confusing to a first time land owner. Just trying to keep it as simple as possible. :)

You do for this :

(set home)

But not the others.

I thought it was the other way round. When I first bought my 512 I allowed a group the ability to set home there without deeding it. They didn't have any of the other permissions. You can also set terraforming permissions for a group (or for anybody if you enjoy a chaotic SL) without deeding.

Having said that, it makes sense to deed to group (if it's you and your alt) in any case so you get the extra 10% tier allowance.

One obvious thing that I often forget - make sure your alt has the right group active.

Rime

ETA - You do not need to deed land to group in order for group land rights to work or to allow your alt to set as home.

You could also simply check 'all residents' in the proper tab, but then anyone on SL would also be able to rez things, etc.

I'm not sure if that would fix 'setting home to here' - I think for that, as others said, you must deed it to your own group first. That's what landlords do - then group members can set home.

By the way, forming a group costs 100 Linden and takes about a full day to appear/work. Make your group by invitation only, and send your alt an invitation. Don't let anyone else in unless you remember to uncheck (in edit/groups/info) where they would share in profit if you sell your land.

And never make anyone an officer that you do not know/trust.

One reason there may be some confusion about whether a parcel has to be deeded to group in order for group members to set home on that parcel is that it was that way for a long, long time. It got fixed about a year ago, finally, thanks to Ceera's jira, http://jira.secondlife.com/browse/SVC-404
