Rent to build

I'm a noob (only two weeks in SL) and am wanting to rent some property to build on. I would prefer a mountain forest over an island.

I'd really like to hear what to look out for. What "rights" should I expect? Is 512sqm enough for a cottage with a small pool? Can I expect to be allowed to terraform the lot? What's usually negotiable and what's not? Is $350L per week an appropriate expectation?

Thanks!!

Welcome to SecondLife Slim!

A 512 allows 117 prims and a 1024 is a 234. I am all for planning ahead - I suggest get the 1024 so you can have some room to move around if your neighbors decided to cramp your style. :)

IM Skye Whitcroft and see what she has available. She has lots of mainland for rent and you would have terraform permissions. And I agree 1024 will give you more prims to play with. 117 you get on a 512 go fast.

go for a 1024. you'll run out of prims fast but that's more than a 512.

another suggestion is to build in a sandbox. you'll at least get the hang of building without having to worry about prims too much. just make sure you clean up after yourself. :)

Hiya Slim!

The only way that you could get terraform rights is if the landowner allows it. Some do, some don't. Be sure to read the covenant on any land you're considering renting. Some landowners have certain ideas of how they want their sim to look; I have one friend who allows only Spanish/Moroccan style builds on her island in order to keep that look constant. As far as what's negotiable...I'd say that it varies wildly, depending on the landowner. I know I'm not being very informative, but the answers to your questions all reside with the landowner. :)

Not sure what Darien Caldwell's rules are on her estates regarding terraforming or what her prices are, but she might be another person to check with.

Hi Slim, welcome to SL! I love mountain forest as well, in fact I rent some (with terraforming rights) on a lovely set of islands.

One caution when looking at hilly terrain: if the sq meters of virtual land you are paying for runs up the shear face of a mountain, well you simply lose that from your buildable space. So do go look at a very flat 512 or 1024 (they are very common!) just to get a sense for how much space you want/need, before you look at hilly areas. And always have "View/property lines" turned on!

Check the covenant if it's a private island - that should explain your rights but realise, all 'rights' are simply at the pleasure of the sim owner - we all have a reclaim button.

Were there truly actionable rights, you would have the reclaim button, not us...

512m is pretty lean, unless it's double prim land.

Terraforming: might be 'none', might be +/- 4m (most mainland), might be +/- 100m. Check out the estate first, ask. 100m terraforming sounds great but to be honest, it's not 25 times better than 4m terraforming as it might seem. There's only so much you can do with a 100m death spire of doom jutting from the landscape, or a Pit to Hades...

Pretty much everything is negotiable, but some areas, a sim owner may not be willing to negotiate just because he would look (and be) inconsistent if he changed rules for you.

$L 350/wk - I'm pretty sure you can find it, maybe even for 1024m standard.

Good luck!
