For 4 months I lived on a apartment I rented to my SL daddy Avion Raymaker, now I decided to change and he rented me a 2500sqm at mainland with a lovely house
My question is, is it possible for him to allow me to set one of my groups to that land so their members can set the land as their home or they must be part of Avion's group? I think that in private estates is possible but since this land is on mainland I don't know if it's possible

Well chances are the only thing keeping those buildings down are their group tags. And so far you can only set one per parcel. So the odds are that no, you can't establish a second group. Not without returning everything that is currently allowed because of the current group tag.

It would be a pain to do that, he'd have to be an owner of your group for a start, he'd have to transfer the land and there are other implications regarding group liabilities and sales of land.

The problem is that land has to be *deeded* to the group, not just set to it, in order for group members to be allowed to set Home there. I don't do Estates, but my guess is that it's not a problem to do that on an Estate; on the Mainland it's a big problem: anybody in the group with the correct Abilities could sell the land--the group really owns the land.
So the only way to make this work would be for the current owners of the group to make Avion (or an alt) the Owner of the group, then all the current owners leave the group and come back in with a different Role. Then Avion/alt adjusts all the group Roles so they don't have scary abilities, and only then deeds the land to the group. (I mention "alt" here because one runs out of groups really, really fast this way.) I've done this, and it takes some coordination and time, but it works. The landlord-alt-group-owner doesn't even have to be visible in the group, and the title for the new roles for the previous owners can be arbitrarily ostentatious, and the group stays "founded by" the same name, so outsiders don't necessarily have to know the gory details.
As for the stuff already rez'd on the parcel: with auto-return off, shouldn't be too difficult for the current owner(s) to just drag a selection box over everything and set them to a new group before switching land-ownership groups and turning auto-return back on. (Objects deeded to group take a couple extra steps, but still possible.)

It's not a problem at all on estate land, that's one of the quirks of allowing estate land to be sold and of course with estate land, deeding it, doesn't give you a 10% bonus so there are no issues with having to contribute tier.
As the estate owner has the big "Reclaim land" button the implications are nothing like they are for mainland.
