Easy residental rental questions

If you had a residential rental property, is it a good idea to rent per prim if the sqm is an odd number? The lot prim contains 2640.

What is the prim rental rate going for now on residental areas.

So 5500 a week wouldnt be too much a rip on a private estate

The "going rate" varies widely! However, I see a lot of places that rent for somewhere around L$3 per prim per week.

If you are the landlord, not the renter, then forget the "going rate". Instead, figure out your cost, factor in a vacancy rate, and then figure how much per prim you need to break even or get a little ahead.

I recently got a place at 1.5 L$ per prim on a well made and landscaped sim. That is a steal.

Estate sims cost about 75,000 L$ per month for the owner.
Each sim can have 15,000 prims
Break even at 100% ocupency is 5L$ per prim per month.
At 4.3 weeks per month that's about 1.16 L$ per prim per week.

Assume 60% occupency for breakeven and 4 weeks per month => 2.08 L$ per prim.

Adjust as you see fit.

1.5L on an estate is risky. That is just above cost. That means that the landlord may be undercapitalized and not making enough to make it worth it. There is such a thing as "too low" - because unless they are a friend, people who find that they are not making money are more likely to throw in the towel and pull the rug out from under you when they sell off to someone else.

1.5 on mainland is doable, although it is just a shade or two above "not worth the time."

Oh yes. I agree. DO NOT BUY ESTATE LAND! That way the only thing at risk is next week's rent.

Where I am, the initial rent is low, but renting extra prims is where the mark up is. It's a common marketing approach.

1.16L$/prim/week is guarenteed to lose money.
2L$/prim/week is the bare minimum. Mainland and tier rates may well make this number go up.

If 2640 sqm is all you have, then you are paying about 1550L$/week in tier for that piece of land and getting 604 prims. Your cost is 2.6L$ per prim. You would need to set the price at 3L$/prim/week and hope it's never vacent just to keep from bleeding money.

If all you have is a single 2640 parcel, sell off 592sqm, tier down and your cost will drop to exactly 2L$/prim. Personally, I would sell the whole lot and relieve myself of the headaches involved with trying to lease it.

There is so much to consider in setting rental prices. If you want happy customers you will need to hire a manager/helper for your offline times and that will ofcourse increase the price you need to charge.

u may be ok i read the rental links below and saw a lot w 1406 prims going for 2700 a week. can you add your own home
