Looking for Land for my house

Since xstreet is no longer allowing that land be sold on it's site, I've decided to try on here and see if someone can help me find some land for my house. The land must meet the following requirements:

Must be 4096 sq meters
Must offer sunset views and hope that no one builds anything directly in front of my house
Must be in an area where there's little to no traffic. I like to be in a quiet area
Must be flat and green grass only
Must be in a region where there's little to no lag
Would like to be close to water and be able to actually go into to water as well.
Must have media rights
Must be residential land

If there's anyone that can help me out, please let me know. I currently pay 1650 a week for rent and am willing to pay up to 1800 or less a week.

I thought I had found the right place, but I've been having some problems with griefing lately. I have about a week left of rent so move in date won't be til around Thanksgiving.

XStreet DOES still allow real estate sales listings...just not property rentals. You must not be looking in the right place.

However...have you tried using the in world Search/Land tab? And the Map, with "Land for Sale" checked? I find that those two tools are the best way to find parcels.

My sim is residential and low lag and unlikely to get people building in your way.

But its also a mountain side, and about 4 sims away from the ocean. You get great views and low traffic - but you're build will look best if you know how to build with the shape of the land rather than insist on flattening it.

On the other hand...

My adult land in voidicus has a -LOT- of green flat parcels and is very low traffic (disgustingly so), semi-residential, and very low lag. But you will have to deal with nude people on sex huds outside your door.
