Hi,

I'm offering a mainland plot of land for rent at a really reasonable price. The land is great and the price is amazing. It's been 'on the market' for about a month.

I get a number of visitors, but no takers. The land is 1024m, double prims, located in a new, themed area, and priced at L$499/week. I won't go into more details - this is not an ad - but it is a great deal - I think.

So I'm wondering why there doesn't seem to be any interest.

I thought of lowering the price even more, but I have a feeling that is not the driving factor since 499/week is a bargain.

In the not too distant past my alt was paying soemthing like 1700/week for 2048 double prim, so this is not a bad price. Is it the theme? Maybe it's something already done to death.

I currently may be looking for 4098 or I might take you up on your offer. But I'm basically looking for a personal sandbox with no theme.

The little thing there on the left side of your screen says that I have been a member since December 2005. I have been in the rental business for almost 3 years now.

Granted your question about stealing money is common, but that's a risk that everyone takes in SL.

How long you've been a member doesn't say how long you've been in business. Also, what is the neighborhood like? Maybe the adjacent parcels contain builds that people don't want to live next to.

The area is themed - it is located in Nautilus. But the plot itself is not themed and I really don't care what the tenant does with it, as long as it is within the SL terms of service.

As for your offer, thank you - but like I said, I'm not trying to advertise - just trying understand if there's something I overlooked.

I always feel a bit sorry for parents who give their children odd names. It maybe cute at the time but it can be a real burden for them sometimes when they grow up. Like when they buy a house and try rent it for example.

My suggestion, and is what I would do if I had a name that other people struggle with, would be to change it by deed poll. Linden Lab allows avatars to do this as well if there is good reason for it. I think is maybe so in your case. So might be something you can look into.

Just on names that parents put on their children sometimes. Is a sportsman down our way who is called Apollo Perelini. His Mum named him for the American moon landing because he was born at that time. When people ask him about his name he laughs and says he gets a bit of grief about it sometimes from his mates, but is not to bad and he is really glad the Soviets never got to the moon first. Because then his Mum maybe call him Sputnik =)

I think I found the place from your picks. It looks nice but you asked what could be wrong so I will be critical, okay?

I would not know the place was for rent if you did not post here, there is a for rent sign but the gallery next door obscures it.

The land description says 320 prims but double prims for a 1024 should be 468, is that right? There are 177 free prims on the land, so is the number lower because the building and furniture is part of the rental? Do I have to use your building and objects on the property or could I use my own?

I don't see a notecard dispenser or a rental box, so I wouldn't know how to rent the place or what your rules are. Even "IM 2fast4u Nabob to make arrangements" in the description would be nice.

Thanks for taking the time to look - but the place you went is not the one I'm discussing here. I did not want people to think this is an ad or something so I'm not going into detail about the land's location.

That plot of land you visited might be for rent sometime in the new year though.

The plot is protected on three sides, one side overlooks a great view of protected waterfront. The side that has a neighbor shares only about 1/3 of the border - the other 2/3 border a protected walkway.

Most of the area is commercial, but the buildings on other plots can be used for either residential or commercial. The buildings in the area are free (you can get them from the nearby marketplace) or use your own.

(The land is located on one of the new Nautilus regions, so it has a theme, which is why you can get copies of the buildings, but there aren't any building restrictions).

I think the problem is that the rental (and resale) market is saturated and quite depressed right now. Those who can wait it out, should do or try to differentiate and hopefully things will get better.

I would not think your av name has much to do with it really.
You reputation or lack of one would have more impact I think.

Why don't you try transferring it to an alt with a whitebread name and see if that helps? Then, maybe, post an article here on the results of the experiment?

If I'm not mistaken, I've seen quite a few mainland 1024 plots for rent at L$500/wk, so I don't think your price is out of line, in fact with double prims I'd agree it's a bargain.

It could be your name, but I think it's more likely what others have suggested - a lot of land for rent and not many takers.

I hope you find a tenant, though.

I was renting a place with alt bit ago that was 600L a week, I couldn't build my own building and had half of the prims you're offering.
For the area and price it is good thing, if I had it to spare I would rent from you but I might be reluctant too because I don't know you but truthfully your name doesn't bother me.
But first issue is I don't know you, and I never knew you had product or land available even if I had it.
I personally if I am going to rent something it has to be very cheap, from someone who I have some history or personal observations or knowledge of how they treat others when it comes to business or money dealings.

Thank you everyone for your replies - very insightful!

From this, beyond being patient, I think it is a matter of establishing that initial trust.

I'll add some more information to notecards at my land rentals - list the other properties I run and how long I have been running them, etc. I get a lot of repeat business (people go elsewhere and come back - sometimes months later) so once people trust me, they're customers for long time.

2fast, I know which parcel you're talking about. I don't think you're doing anything wrong, except perhaps, clarifying somewhere whether the tenant must use the existing building or not. A notecard with details available at the location would greatly help. The location is excellent, I wish I'd have gotten that parcel. But as you say, most of the current parcels in that sim are currently commercial, so people wouldn't normally be looking for a rental parcel there unless you advertise.
