help land and house fee

i,m new here i want to buy a house and land is there a fee you have to pay every months

except the L$30 per week to have its listed in the search

i have look every were and can find anything about it except some place say there a fee of 190 us dollars per month just want to know if that a fee you have to pay

i dont want to buy a large house or land and can keep up the weekly expense that i have to pay after

You can buy land and put a house on it. It's a monthly Premium account ($9.95) plus whatever land you use over 512 sq m - up to $295 a month for a full region.

I'm guessing you're more likely to want a small plot like 1024 sq m though for just a personal house.

You can, as an alternative, "rent" land and pay another user directly whatever fees they charge, weekly or monthly. Search "Rentals" and look at the options that come up. Beware of 'coventants', and unless it's mainland, you don't really "own" the land, whatever else might be said.

Yes, there are land fees. See the above links. Make sure you fully understand the implications of owning land before you purchase.

If you pay the Lindens to be a Premium Member, then you can purchase a 512 M2 parcel of land on the mainland (at whatever the going rate is for that parcel), and you won't be charged an additional monthly fee to keep that land. You will, however, have to keep paying the monthly, quarterly or annual Premium member fees. (512 M2 is a pretty small lot - just 16 M x 32 M in size, and allows you a grand total of 117 prims to place on that land. Most people find that 512 M2 is not enough for a home in SL.)

If you buy more than 512 M2 of land, or if you buy land on a Private Island sim (anywhere that isn't directly Linden-owned), then in addition to the up-front cost to buy your land, you will always have a monthly fee to pay to maintain that land. On the Mainland that is called Tier, and is payed directly to Linden Lab. On a private island the fee is paid to the sim owner, who in turn uses it to pay their own full-sim tier to Linden Lab. Note that you do not have to be a Premium Member to buy land on a private island sim.

You also have the option of renting land, where you pay either no initial fee or you pay a nominal initial fee, and then pay a monthly rent. In that case you have fewer rights as to what you can do on the land, as it still belongs to someone else.

The whole topic of "land" can get complicated. Read the Wiki references.

Some of the basics:

1. A premium membership ($9.95 per month) entitles you to buy up to 512 m2 of land and not have to pay "tier", a monthly land-use fee. This applies only to land on the mainland continents. You can buy this land from a private party, or direct from Linden Lab through the Land Auction link on this website. At present, mainland is selling for a minimum price of about $L7 per m2. Much higher prices can be charged for highly desirable land, such as oceanfront property.

2. You can "buy" (rent, really) land from a private estate owner without getting a premium membership. This land may or may not have an up-front "purchase" price. The ongoing monthly "rental" fee is paid to the estate owner, not to Linden Lab.

3. You can also rent mainland from private individuals, rather than buying it from Linden Lab. Often, these rentals will come with a house or apartment as part of the package. In that case, what you're really renting is a little private space, and a "prim allowance" to build things on your property.

4. The larger your parcel of land, the more prims (objects) you can put on it.

5. If you get bitten by the Land Bug, you can buy a whole region (65,000 m2) from Linden Lab...your own private island. You can then split this up and rent out bits to other residents. An island will cost you $1,700, plus $295 per month (US dollars, not $L).

6. On the mainland, you can build whatever you want...but so can your neighbors. If you want better "zoning", look at a private estate. On private islands, the estate owner makes the rules as to what he or she will allow. The owner can kick out a tenant at any time, for any reason...so do your research and pick a reputable owner!
