looking for a nice neighborhood

Hello, i know that this must be a very typical question and i should use the search option (it sucks btw), but i'm looking for a new land and i would like to receive some recommendations.

I will try to be as more accurate as i can, maybe some of you found a place like i'm looking for.

I need a plot of 4096 sqm - 937 prims, or a 2048 sqm with double prims (i'm flexible with this). Must be a mixed zone because i have an office and art gallery that i need to move, plus my home in a skybox.

I guess that must be adult rated, because PG for a lot of people means "nothing that can offend kids" (hey! i thought that SL was for adult people). I'm not planning to put porn or run naked around but i have some erotic art that can be sensible for some people (at least a couple of land owners said me that).

Now, the important point is that i'm looking for a nice neighborhood, not mainland, not sims divided by a ruler with water lines (i always hated that). I like thematic sims, and if it's some like a city or suburbs would be great (you know, grass, trees, roads). I like beach sims also, but i think that there are too much of them in SL.

About the cost, i just hope a fair price. I'm not rich but i understand that land owner need to make profits.

Finally, i want to rent, not buy, because...let's be honest, dont exist the concept of ownership in SL, we always are renting...I know that if you rent you also has rights over the land except sell, so is ok for me.

I hope that i'm not asking too much. If you know a good place to recommend me, please send me a message.

Thanks!

I really like Caledon, though that group of sims may be too victorian/steampunk for you.

My friends run Munkie Island, which should have some good sized plots left.

They don't ask for you to pay for the land, just the rent.

Might be better off renting more land in a reasonable place like Munkie than what you'd be paying for double prim land anywhere.

Thank you, i saw Munkie island, nice place with town feeling. Unfortunately the price is not good for me (i'm not looking for a bargain, but that price is just a little high).

Maybe he wants a water plot. Easier to get on an estate, though not impossible on mainland.

A great source of info about where to rent are the SL newspapers - you'll get a sense of who is out there and what they are about.

Also, these kinds of questions are generally best answered in the land classifieds, down the forums a bit. Not a big deal, I think any forum has to run kinda loose and easy.

But it poses a problem for people who really do want to take care of you, but can't advertise here in Resident Answers without looking like inner city hustlers when they do it.*

Arkantos, as a person looking for some land, you are a rather hot commodity in a difficult market.

Rather than hunt around for properties, perhaps you can have interested land barons pitch to you - hey, why not?

Just think: sterling service, their best deal, and a sense of who they are. Buyer's market - turn it around!

Failing that, if you wanted to have fun with the process, you could stage a Land Baron Cage Fight and rent from the final survivor...

* Full disclosure: I'm a land baron too. No, I don't have any land for you, I'm all full. Good luck with the others.

Not a water plot, just a nice neighborhood. It's hard to find that (almost impossible) in mainland.

hahah very funny. Well i visited a lot of land barons and looks like they have a lot of potential customers, because if i ask more than the usual: "how much and how big..." they said: ok look for yourself (the most polite) and "ok bye" (the most rude, including some manager of a very famous and rich land baroness).

Would be interesting have a service where tennants can put their experiences about lands and land barons. I think that a good price is not the unique factor, specially in a crowded market like real estates. For me is more important the experience that any estate can provide with the landscape, neighbors, managers, service, etc.

* Full disclosure: Yeah i love Caledon, but i don't think that fits to my needs (the particular thematic), but i will continue visiting it :)

I think a good many mainland landlords in here take the time to create a nice neighborhood. I know that I do. But I don't have what you're looking for. Yet. In about 2 weeks... :) But anyway, I would not knock the mainland completely. I know from experience that there are some very nice mainland communities out there. Avion Raymaker's properties, Lindal's Lebettu immediately spring to mind, but there are plenty more. It is just a question of whether or not they have the prim offerings/style you need.

Well the prophecy of Desmond was true...my current land baron, represented by his marketing director jumped inside the cage fight and made me a good offer. So i will stay in my current estate. Never imagined this.

Anyway, this experience was useful to know what's happening actually in the real estate business. And i know where i will move if one day i need it.
