I think I have had it with renting on estates. I've been in SL for almost a year, and have held two estate 8Ks for my home in that time. The first one went away when the island was sold with no notice and the new owner kicked everybody out with one day's notice. I narrowly avoided having all my property returned to my inventory, since the new owner disabled build permissions twelve hours before the deadline. Unpleasant, but at least I'd had the sense to link the house I had built and the whole thing moved semi-easily.
On to 8K number two. I managed to drop my tier on this one to only $39 US, from $40 on the first one, and I got the land for L$13K. Within a day I had my house back up and everything looking as it had. All went well for a few months. Then this month I noticed that almost every bit of land on the island was for sale. Uh-oh. I went around and did more linking. Sure enough, yesterday I was told that my new tier would be $59 US (L$16K). Back into inventory with everything, land abandoned, gone.
I'm done. Until such a time as I am ready to have an island all my own, I am moving back to the mainland. I still have a nightmarishly complex build on a private estate (a complete recreation of Bag End). That island is one of several that has been in the same hands for some time, but I will be going over there soon to make sure I have everything linked and ready to move when the increasingly inevitable happens.
Ahoy, mainland, I am now willing to put up with your hideola for a bit of stability.

I do not normally do this, but, Rusalka, I have a couple of high-prim units that are open. It's mainland, but you would have nice neighbors. I've even got some beachfront. And it'll be far cheaper than what you were paying before.

you can buy 8196m on mainland and pay $40 monthly tier, and some of the grassland sims are priced pretty cheap these days.
if you want waterfront, expect to pay more of course. and oceanside, well.... much more.

I'm really sorry to hear that this happened to you twice Rusalka. Bummer! I am pro-mainland - I both own and rent on mainland - and despite its quirks, unpredictabilities, and occasional butt-ugliness I think it's the place to be. Private islands are wonderful for large shops, large themed malls like Animation Island, and themed continents like Caledon - but for regular folks just looking for place to set down stakes with some security, I love my mainland. I know that's a controversial point and lots of folks will disagree with me - hey, diversity is the space of life and I'm glad that there are different options available for different folks. But mainland is the place for me.

The seeds of the problem are pretty evident: the tier. Seriously, 39 USD/mo for 8192m? That's 1/8 of a region. Let's say every last prim was rented out. 39 times 8 is 312 USD. 320 USD / mo - 295 USD a month is 17 dollars a month profit at full occupancy. If there is any infrastructure at all, or even modest, momentary openings - the landlord is *paying* for the privilege to work and serve you. No landlord is going to bother with that in the long run, it's ridiculous to pay to work. The only exception might be a rare, grandfathered 195/mo region. Maybe. * * * * * So basically it comes down to this: Higher tier vs potentially ugly or performance-impacting neighbouring lots. All things considered if price is a significant issue over neighbours, the mainland is probably the way to go.
