Land pricing

Im selling some land, I have 3 - 4096 lots, Mainland beachfront on protected waters, I was wondering what is a fair asking price per sq m for these parcles? Im not looking to get rich off of these, nor do I want to give them away, thanks!

Sarah Nerd used to offer quotes for waterfront land, not sure if she still does, check out her profile.

It is going to depend upon where on the Mainland they are. I still see a pretty wide variance across the grid. I suggest looking up and down the water line, from where you are, and see if there are other plots for sale that you can base yours on. Also, if there is only non-waterfront near you for sale, you can sometimes come up with a starting price by seeing how waterfront compares to land-locked in other areas and using a similar adjustment for yours.

At least, those are the type of calcs I went thru in determining if I thought something was priced fairly when I was looking to buy.

This is very much a loaded question. While the market is still relatively low right now, different realtors will give different rates on the same piece of land, depending on their particular business model.

Also, mainland value in SL is more akin to the stock market than RL real estate. What I mean by that is, while current RL real estate markets have risen and fallen sharply in recent years, there is an overall value that pretty much remains constant depending on the area, what is on the land, etc. In SL, land prices fluxuate more chaotically in response to the overall market. Some factors like waterfront or terrain type do play a role in valuation, but most mainland value is dependent on the L$ per meter rate prefered by the general market at any given moment. An announcement from LL or a large amount of new land supply can drop or raise the value significantly in a day. Land is far more speculative in SL than in RL.

To this end, I would ask around, go to the Classifieds in Search, IM several realtors from the Wanted and Services subcategories, then have them each come and bid on the land. This will give you a general idea of what you can get.

Here's something to consider..a few months ago I bought a couple of properties (neighbouring each other), 35K each. (Intended to become my mainland corporate HQ..then I changed my mind..uuh no surprise there!) So I decided to sell them..I flattened the land..removed all trees n stuff..made them look nice. Sold them for 99K each!! (within 24 hours of putting them up for sale)

Here's something else to consider..a few months ago I bought a small plot (1024m) simply to allow me sailing access (15K I think). Then my neighbour erected some hideous wall next to my property (loads of wierd pictures n stuff) I figured he/she was intimidating me into selling..so I put it up for sale (you loser you say..)..and believe it or not...he/she bought it..for 45K!!

Here's something else to consider..a week or so ago a very small plot just inside Bay City was up for sale at a price that would buy you 2.5 islands..and..amazingly.. it sold!! :eek:

So what's the moral behind all this...land is worth whatever someone is prepared to pay for it. So by all means consider the 'going rate' for land..consider the 'business models'..consider the 'graphs n charts'. I however, would advise you just to put it up for whatever price you fancy..coz y'know..IT JUST MIGHT SELL!!

It also depends on how long you've had them and how much you paid, to begin with. If you bought them in the heady days of the real estate boom, sadly, chances are you won't recoup your purchase price. Recently, I've bought land for less than L$5 per sqm, but I have neighbours selling for about L$30 per sqm. They've been trying to sell for a loooong time now.

As was said by others, check what the going rate for true waterfront is, by looking in other similar sims. Ask your neighbours if they're interested in buying, you may get a good price. And, to keep the sim looking attractive, don't put spinning "for sale" signs on them.

It depends a great deal on what the neighbors have done with their waterfront. If they've parked one of those hideous Monster Yachts on their beachfront, that isn't going to help. Worse if they've dredged channels around the beach to make little square "islands". Well, unless there's a whole trailer park aesthetic going on, in which case I suppose the yachts and islands might fit in.

But yeah, it's what the market will bear, especially for "feature" locations, like waterfront. One consideration may be that the remaining to-be-auctioned sims in Gaeta are disproportionately protected waterfront, so that may erode the price differential a bit: folks in that market might have their sights on all that as yet undespoiled purple beach.
