Creating a group for land rental?

I know I'm being lazy and all the info I need is already in various threads in this forum.
However, I'd still like to impose on the kindness, good nature, and knowledge of those that post here.

I need to set up a group for the purpose of renting out a 512 plot of land.
The only members of this group would be myself, my alt, and the renter.
I've never created a group or rented out land so I'm looking for a little advice.

If you any "be sure you do this" bits of advise, they would be greatly appreciated.

In the meantime I'll be studying up on groups.

1. Create the alt
2. Create the group. Pay L$100 fee.
3. Create group roles (Say, Owner, Officer, Tenant. Or even just Owner and Tenant. Both you and your alt can be Owners)
4. Set Roles and Abilities for your group roles. Owners can do everything. For your tenant, I suggest: Receive notices/vote on proposals, set media, set home position, edit group-owned objects, eject/ban residents, and (maybe) terraform. There may be others, I'm not looking at the list but going from memory.
5. Invite your alt to your group and accept the invitation within 48 hours of creating the group.
6. Deed the land to the group.
7. Donate sufficient tier to the group to cover the monthly tier bill. (You personally will be the one to actually PAY the tier bill, so have enough in your account each month to cover it.)
8. On the land, set create objects to group only. Set autoreturn. You can also restrict entry to group members only, but your tenant might have guests...so I don't recommend this.
9. Invite your tenant to the group and remind her to wear the group tag when rezzing objects.
