Group Land … ick!

OMG my head hurts!
Group land is the hardest thing for me to wrap my feeble brain around because there are so many variables.
Is there a good tutorial or sticky on this someplace?
I tried Knowledge Base…same result. Headache
Also I remember there was a really good post a few months ago about setting up renters on group land, but I can’t find it.
Okay so here I go…baby steps, baseline minimum.
I am a premium member holding 1024 in land (mainland) and paying $5 monthly in tier because I get the first 512m without a tier charge.
I make a group and add an alt that is just a free account, and has no land.
With that I could now go up to 1126m (1024 + 10%) in land if I donate it all to the group, and still keep the tier at $5 a month. Right?
Now wading a little deeper into the kiddy pool:
If the above is correct then as long as the group exists we can own 10% more land then the Linden tier fee. http://secondlife.com/whatis/landpricing.php
Example: 1689m for $8 month. 2816 for $15 per month, and so on.
If I’ve got it I will celebrate with a hamster dance and ponder ever more advanced scenarios.
If not ill just crawl into a corner and pout.

I believe you've got it all figured out. Yes, you get the incremental 10 % bonus as you tier up plus the free 512. If you try to buy land that will take you to the next tier level, you will be alerted during the sale process so don't stress too much.

Typing group land in the knowledge base search>clicking on "how does group land work?" got me a ton of info. I hope you found that page.

I'm just a novice at this group land thing, too. For more expert advice, you'll find it here and in the Land Answers group in world. But here's what I (think I have) learned:

1. It is a Good Thing to have land held by a group. So good that it probably pays to form your own group with you and an alt, if nothing else.

2. If your group members want to donate land and tier, that's fine. But if you're starting fresh, it's cheaper to have ONE member buy the land and pay the tier, and get reimbursed by the other members. For example, my group owns nearly 32,000 m2. I bought it and donated it to the group. That puts me at the $125 per month tier level. If each of our members contributed an equal share, they would be at the 1/8 sim level, or $40 per month. Times our 4 members, we would be paying $160 per month for the same amount of land.

3. Decide whether your group members share in group liabilities. If they do, the proceeds on sale are split up among the group members who have this group property enabled.

4. Most objects should not be deeded to the group, but SHOULD be "set to group", and your members should always wear their group tags when rezzing objects on the group land. For security, your land should be set to only allow group members to rez there, and autoreturn should be enabled.

5. If your group is involved in a commercial venture, name your objects with an appropriate keyword(s) to improve your parcel's Search ranking. Instead of "wall", call it "rental villa apartment mall wall". What the heck, set it for sale at $L10,000. Who knows, somebody may really, really need a wall.

6. Give everybody in your group a nice title.

7. Establish group roles and abilities carefully.

8. Keep group members informed of developments. Discuss major decisions and purchases beforehand, and make sure everyone understands and agrees.

One word of advice:

If you own land through a group, make an alt an owner of the group as well! This saved me yesterday

Was clearing out groups, and somehow left my own land-holding group by accident. I promptly freaked out.. and then remembered I have two alts who are also owners. So, not knowing how much time I had before my land disappeared due to no tier in the group, I went to my alt, invited Oki back, and made her an owner again.

If I didn't have an 'owner alt' I may have been out of luck!

so folks who "rent" our their tier to groups, have to join that group, donate the tier AND stay in that group as well
