How would I go about this one. I want to rent a piece of land out, but not just the space. I want the objects on the land to be editable only by the buyer once they rent the land. Is this even possible? I heard its possible somehow by donating it to a group but I wasent given the details.

Welcome to the Forums!
I hope someone will correct me if I'm wrong: I don't think this is a very common practice. The thing is, if the renter is able to edit an object, they'd also be able to delete it or take it. So, one may just as well give them their own copy as allow them to edit. But, yes, technically it's possible. To do it, you would select the object in the editor, set it to the desired group, and then Share the object with that group. And of course the renter would have to be invited to join that group. (I don't know if there are rental boxes that automatically invite renters to a group or not--it would be possible to do through a bot, but I personally haven't seen them used that way yet, so the group invitation might be a manual process.)
You don't have to deed the land to the group (there are other reasons you might want to, but not necessary for this), and you almost surely do *not* want to Deed the objects to a group. (That's used only for objects with certain special functions on group-owned land.)
But all this is pretty unusual, unless you're prepared to lose the objects altogether.

I am not concerned of the objects what-so-ever. I just bought the land, put a perk premade buisness and displays to attract buyers, and am renting the LAND as is. The idea is rent the land, build on the roof, in the sky. GOD FORBID you build in the building. I am trying to rent the right to the land. And thank you for the welcome! I'm pretty new to SL aswell. I actually started playing to try my hand at virtual real-estate. We will see how that will end up won't we!

your best course of action is to take on the role of 'renter' for a while. rent from a few places and see how things are configured, what that allows/forbids you from doing, etc. then you could go into your renting endeavour with a concrete idea of what your are hoping to achieve and how you will make that happen.
