Zindra, mainland or what??

Does anyone know if Zindra is considered mainland? I am looking for half a region to buy to set up a club and wanted to get the "Adult" land so there are no problems, but I looked at Zindra and there isn't a single piece of land for sale there.
Is all the land land on that entire contient considered estates and charged estate tiers? When this all started I was under the impression that the land there would be bought and sold just like on the rest of the mainland.

It is mainland, and the reason it isn't for sale yet is they're first doing the swaps of people who do have to move to the adult continent because of their business. Later on, it will be for sale. If you host adult content now and would like to swap with Zindra land, file a ticket with LL.

Zindra is currently only accepting merchants for free migration and Linden Lab have rightly been frowing upon people who have tried to flip land there. Some private deals have been done and some people discover they have more land than they needed.
The plan is to auction land in Zindra in a week or two or maybe three and then everyone will be able to buy land there.
You could also look into renting on an adult private estate there are hundreds around.

I had a private estate before, it's never a good idea to rent on those if you can help it, you have no rights at all there. You are at the mecy of the owner, they can throw you off for no reason at all and keep any and all money paid and there is nothing Linden will do about it. That, and for what they charge to cover their tiers and make a profit you are better off owning your own land which you can always resale.
So I guess i'll have to wait to buy any land for the club, no point buying now and haveing to move in a few weeks.

Not all clubs have to be on Adult land -- not even all strip clubs. There is a variety of conditions that seem to be a bit confusing, but if you do not have to have true Adult land, you may want to stay with Mature. It is a really good bet that when the land finally goes up for auction, it will get bought at an outrageous price -- and resold for even more.

Currently there is no land officially for sale on Zindra. Some folks flipped Zindra land after getting some during the migration, but there was a bit of controversy over that.
Zindra land should be going up for auction at the end of the month when the migration period is over.
You might still have an opportunity to be a part of the migration--but you'll have to work quickly.
First, familiarize yourself with what exactly constitutes adult content. Next, get some land in a mature sim. Build up your adult related business. If you are building a club, you'll want strippers, "back rooms" with sex beds, and escorts. Be sure to make your land searchable and use adult terms. (be imaginative) probably wouldn't hurt to make the land veriied age access only also.
Find some land on Zindra that you like, about the same size as your land. Then fill out a ticket for a Zindra migration.
But they're not taking tickets after the 24th, so you'll have to work fast.

Even if your club is permitted on Mature land under current rules, and it's a little saucy, you have no guarantee you won't be forced to move in 1-3 years time as Disneyfication takes place for the G rating of the main continents. So might as well set up in the right place now and never worry about moving.
I would just wait till Zindra was released, because I heard to be eligoble for the swap you had to have an established business, otherwise anyone could plonk a Penis vendor on a dozen 512 blocks tommorrow and be eligible for a sim worth of Zindra land, then flip the land as soon as Zindra is rleased, making it unfair to those who have to purchase through the normal channels at auction.
Zindra land should have returned to Gov Linden if the owners don't intend to use it for 6 months especially if the owner still has their old land and has no real intention of relocating.

Just a note on private estates... the things mentioned above (and things tossed about quite a bit on these forums) are definitely "risks" that can happen to you. But they are risks - they are not the "norm" as some would have you believe. We lived/worked on 3 different private estates with different owners over our first year of business and had no more problems than what might have occurred on a mainland plot. Sure, you run the risk of them up and abandoning the place. you run the risk of them being dillholes and just booting you. But if you research the estate owners, get references from other tenants, and do your research, there are a lot of reputable places out there what will give you no problems.
That said, private estate owners DO tend to frown on clubs because if the club becomes popular, it tends to add lag and devalue the rest of their sim. (i.e. People move to private estates to get away from the clubs -- among other reasons -- so any lot on a sim near a club is going to be harder for the estate owner to move). You will probably find some spots that will work though - but talk to the estate owners. Be honest about your plans and have them be honest with you about what will happen if you become popular.
In the end, you are still probably best off waiting for Zindra to open up - but expect the first few weeks to be pretty pricy. There are a lot of people waiting for the limited number of plots. Regular mainland could work for you - and according to LL a club should be okay if it's not all about sex and stuff... but keep in mind we haven't yet seen how people are going to be about filing AR's on a whim because they "think" you're breaking the rules (even if you aren't) and more importantly, what LL is going to do when processing this. In theory they should just say, "Nope - it's fine," after checking it out. But they might get tired and just start killing things too. I wouldn't feel good, personally, about having a club on the mainland until after we've seen a track record on what happens.
