Renting land questions

So I have a some land now and I want to RENT/Lease it out to others, I’ve been reading the suggested yellow sticky about land transfers and it freaked me out about bots swooping in and snagging my land away from me. :O

Just how do people subdivide their land and have those big *For Rent* boxes up and they don’t lose their land?

Am I just being paranoid??

Can someone just *virtually* hold my hand and give me the proper steps to setting it up.. I have my group created….. that’s as far as I’ve made it without going into a sweat.

Hey Jacksonn - is your land a Private Estate/sim which you bought from Linden Lab or a mainland parcel?

If it is your own Private Island/sim/region you can always Reclaim the land if something goes wrong at anytime (the reclaim button is in World drop down menu/ About Land/ General tab) I have not heard of anyone having trouble with Landbots on a private estate.

If your land is on the mainland you CANNOT reclaim it if a landbot buys your land. Never set land for sale cheaper than the amount of L$ you want for mainland.

If you'd like to do it the safest way possible I'd suggest just popping a rental box down. I believe Hippo sell rental boxes but I can't recommend theirs as I've never personally bought one. Then someone can pay you L$ per week, or month, or however you set up the rental box and if you need that as RL cash to pay your land tier fees you can convert it by selling the L$'s.

In this scenario you don't need to sell the land to them or deed it to a group or anything! Just make sure that the land description windows are filled in as appropriate for a rental plot and that only people who are a member of a group can put down objects. When you get a renter remember to add them to the group asap (and remove them when they leave).

These kind of rentals are low risk to the land owner as you're not 'selling' the land to anyone but retaining it in your name.

An example of this kind of rental can be found on the Cariad island.

p.s. This kind of rental won't appear in the Land Sales search (as you're not selling the land). So it'll need to be advertised via Classifieds, your Profile Picks, Search Places etc.

p.p.s. The easiest way imho to understand how this would work is imagining that your friend wants to live on your land. You still own it but you're setting it up so your friend can live there.

You don't need to set the land for sale IN ANY WAY. As per the post above setting your land for sale on the mainland will mean you lose it.

Hey Jackson, if you are reading the sticky then you are WAY ahead of the curve.

Really, it depends on how you set up your rentals what you need to do. If you have one group for all renters, then you will simply subdivide land then you never put it up for sale. There is no way any landbot can buy the land in that scenario.

For our rentals, we use a separate group for each renter we have because then our renters get full control over the land. No one else can mess with their prims; they can change the media settings, ban griefers, terraform, etc. This means I am constantly swapping land between groups, and this is where you need to know what you are doing with tier.

If you can remember these two things, you'll never have a problem:

1) Always set land for sale to "specific person" with your name chosen when swapping land

2) Always do transfers when you have to set the land for sale for L$0.
Why? Because SL's game engine forces you to do #1 [You can't sell to "anyone"]

Ahh, the sweat just rolled away! Yes, its a Private Island I purchased from LL. I've made my group tag for the sim and the group tag for my portion of the sim (only splitting the sim up into quarters).

What threw me, is when I rented land I right clicked the ground and chose to *buy* the land for the month. I knew I didn't *own* it and I felt this might be a good route to take on my own sim. I wasnt sure of how to set my own land up to make the other 3 quarters available to do the same.

So in essence, on Mainland if you set your land for someone to buy they actually purchase the land as in you no longer own it? If on a private Sim/Estate/Island (so many terms) and you set the land to buy its actually setting up for rental price but you still own it?

I appreciate all your help and suggestions, I've learned a lot on the responses so far! As I am very new to this portion of SL and I dont want to goof anything or anyone else up.

You are correct, on mainland once you sell the land with the built in land tools, it is gone forever and someone else holds full title to it.

On a private island when you sell land using the built in land tools, it is more like a lease in that the tennant does have full control over the land but you as the landlord always have the power to reclaim the land from them.

I have a private estate and I do land rentals this way -- I use the built-in land sales tools and 'sell' the land for the first month's rent. (I do make this very clear in the parcel description and the covenant.) So when my residents choose to rent a parcel from me, they pay the first month's rent by 'buying' the parcel, and that lets them immediately move in and start setting up -- they do not need to wait for me to come online or invite them to a group or anything. Then when/if they decide to move on and they no longer require the land, after their last month has expired and they have left, I reclaim the land. Then I can undo any terrain editing they have done ('revert') and get the lot ready to be rented again.
