Per week? It's higher than I charge. Per month? It's a steal...but the chances of the owner either losing the sim or booting the tenant are pretty high, since they're sure not making any profit.

Monthly maintenance fee for a Class-5 private island rented from Linden Lab: $295
Grandfathered monthly maintenance fee for older islands: $195

Sounds like a great deal on a class 5. Not so great a deal on an older sim.

Now let's look at an openspace sim.

5L per prim
3,750 prims per sim
18,750 L$ per sim.

270 L$ per 1$
$277.78 per L$18,750
69.45 per sim...

Monthly maintenance fee on an openspace sim: $75.

Seems like a good deal on a Class 5 at the $295 fee rate, and a decent rate on an openspace sim too. Not so great on a grandfathered sim.. and there;s a lot of them. On the mainland.. I'd suspect that's a pretty BAD rate, to be honest. My experience shows that renting mainland is ususally a bit cheaper than renting private island land., and BUYING mainland (and paying tier) ends up being cheaper on a monthly basis than renting anyplace.

Not if it is worth it to you.

2K sqm lot with 500 prims is a nice average lot.
1K sqm lot with 500 prims is too tight a space for me. it's OK is yo want a workshop/skydungeon or whatever and need the prims plus a small house.
4K sqm lot with 500 prims is going to look barren.

This is, of course, my opinion. It is up to you to decide if you have the room and the prims to do what you want and how much it is worth payng for it.

2L$ per prim mainland rental is low end. 2.5 to 3 L$ average

2.5L$/prim is bottome feeding for estates. 3 to 3.5 is about average.

Prices go up as extras are added, such as landscaping. Take a look at Caldona or Fatimas for some examples on why people would pay 5L$/prim per week to live there. And IIRC, they don't charge that much anyway. But it's worth it if they did.

I only charge 2L per prim for my little stores (then again I am on mainland, but thankfully in a very nice sim with awesome neighbours)

I guess sticking to the same sim for 2 years has helped :)

Winter's numbers look right but keep in mind that they are based on a 5L/month price, and most rentals in sl are by the week, the numbers change dramatically when taking that into account.

5L per prim per week
15,000 prims per sim
75,000 L$ per sim per week

L$75,000 is worth approx. $285 US (Lindex Exchange Price)

Now we calculate tier cost per week...

$295 * 12 = $3,540 per year / 52 = $68.08 per week

So, a fully rented private region at 5L per prim would yield an income for the land owner of $285 per week with an outlay of $68.08 per week leaving a very tidy profit of $216.92 per week.

On mainland I have seen 4096's lots renting commonly for L$1500L/week for 937 prims which works out to just about L$1.6 per prim per week. Of course a nicer location, etc. may make it worth paying a bit more but 5L per prim seems very high to me, even for private regions. I should add that I am assuming the land you are looking for is residential, if you are looking for space in a mall, etc. where traffic flow and other things are taken into account the cost per prim might be worth more.

The highest rate I charge is $L 475/wk for 234 prims in Caledon.

That's, ah, $L 2.03 per prim a week.

Could I charge more? Yeap. Surprises people that I don't. But I'm 100% occupied, happy with that, and happy that I've got a lot of broke-but-creative residents interspersed in with the millionaires.



Now if I could only put a tax on teh internet dramaz...

Definitely.. the OP didn't mention if it was a "weekly" or "monthly" rate. I assumed monthly, based on the rate. If that's a weekly rate, it's way high.

It depends on the sim. There's no exact science in rental prices. What do you think? You obviously like something about the place or you wouldn't be asking so compare the appeal there with other places.

Most importantly, take your time making a decision.

On an estate, the cost per prim is 1.32L/prim. 5L is high unless the land has massive, massive value added. An observation of the market would show that the going rate is far, far lower than 5 except for high traffic commercial properties, generally speaking.
