In the words of Bob Barker's (Announcer) "Come on down!!!!" Land prices seem to be dropping to levels that suggest an over supply. L$1.7 per sqm?? Is Zindra the cause or are SL residents leaving?

Prices have been heading in that direction for quite some time, so I don't think Zindra is the issue.

The base was L$1.8 for the last month. There have been a few L$1.7 plots popping up in the last few days. Prices have been creeping slowly downward for months now. Sales are very sluggish.

EDIT: I just checked and one group is dumping a bunch of land at L$1.7 a meter, driving prices down to a new historical low. You used to have to be a landbot to see a flat green 512 plot listed for L$890.

Base for Adult Zindra land is L$5.7, a pretty big drop from where it started last week at an L$8.0 base. It is indirectly affecting Mainland prices only because there's more land for folks to choose from and the same amount of residents. Although right now there are only 156 Adult plots for sale.

I don't think residents are leaving, but some big land barons have left the Mainland game recently.

....and back on the Warbluster sim...there is land still listed for sale at 20L/sqm and that general ballpark. Not saying they're selling, but been listed at that price for months.

The average selling price on Warbluster currently is around 6-8L/sqm. I don't know if it being a water sim and surrounded by 2 protected Linden oceans factors into it.

I've gotten into the habit of bringing up the map when I tp to a new shop, etc. and check out the going prices of land parcels. I rarely see anything for less than 7L/sqm.

I wish tier would drop with the land prices. If tier fell, I think more land would sell.

True. Land prices are still high all across the Mainland, but unless people need something on a specific sim, those plots are mostly just sitting there.

Been wishing the same thing for three years now. At least they haven't raised it.

Tier is always the big factor with a land purchase. The initial purchase is nothing compared to what you end up paying in monthly tier.

When tier goes up, I'm gone.

No tiering down. Just gone.

And I might just abandon the land because I know it will be months before they get around to recycling it and collecting tier on it.

Land contiguous to my garden in Fushida is still L$12.9/sq. m. and has been since before I acquired mine in December. I guess some folks either don't log in to know what's going on or are holding out like it's some kind of stock that will eventually go up.

I'd love to buy it but never at that price, even when prices were high.

Of course, I'm maxed out on tier anyway.

I'm not sure if you mean gone from SL, or from the land market. If tier goes up, I'm out too, although I've not had any indication yet that it's likely to.

I wouldn't be leaving SL completely unless a lot more had gone wrong first. I'd more than likely try to sell for something under market value first to grab a token amount, rather than just abandoning. Although given current rates, it's possible that might be a very tiny amount.

I have been looking around to get a mainland sim, but those still are not at the 2 linden/sqm price yet. As soon as they do I might end up buying one, though I would miss the estate tools I have on my homestead.

Prices at Zindra are indeed far from as high as some people expected. Now that might change after September 15th, but I doubt it. The big run on Adult land from residents is simply not happening. Which does not surprise me :-)
In my sim one land trader put up 5 plots for sale immediately, at around 43 linden/sqm. Probably they either drop eventually, or will stay yellow for a long time. Just like my own 2 parcels I put up for sale there ;)
