The plots around my Zindra plot in Old Elms seem to be settling in - the land flipper came by Monday and didn't bother or to lower or raise them.

4300 for a 512, or 7200 for a roadside 512.

This was despite the ugliest build in SL going up along the road a few plots down from me (well the second ugliest, the guy has a mainland plot that's even worse).

- So maybe Zindra prices are still capable or rising.

That said, there is an entire road full of protected 480s (5500L) and 1008s (10000L?) sitting unsold, as of yesterday at least, a few sims south of me.

And the land flippers in my home of Feitzo are holding firm at just over 2L/sqm or raising (one's gone up to 7L - but I think a few squirrels un-tightened the bolts holding his brain in place...)

Wandering the grid... I see a lot of that. If its already listed, land flippers are trying to force a bottom by holding out - each of them hoping, I suppose, that the others can pa tier long enough for buyers to come along...

But I would not be surprised if a few 1.5's push things down, and others follow.

That's less then when I dumped several 512s a month or two ago so a land bot could automatically pick them up a couple seconds later. I think I dumped 7x 512s for 2L/m in about 3 minutes.

I like the PG rating for my business. If it gets to <$1L per, I will think about becoming a paying member and maybe purchase a sim on the mainland... maybe! :-)

Buy a mainland sim for about US$250
Tier will be US$195/month = US$2340/year every year (unless it goes up)

At that sort of ongoing cost, it's maybe no big deal to buy a mainland sim for a once-off US$500

L$1.5 per sqm?? Why is it all the land I ever need to buy lists for L$19.5 per sqm or higher? And I'm not talking 5x protected waterfront with a Linden rainbow on the horizon, just a few strategic (to only me) little green plots.
These Zindra auctions are surprising me. Thought I just might win a decent bid for land that isn't near a road or protected, but surrounded by mostly terrible looking builds. It still took near L$6/sqm for the winner.

The base price for Adult Zindra land is L$5.9 and quickly climbs from there. The L$1.5 is for mature and PG plots.

Have you tried contacting the sellers of the land you want directly and seeing if they will go lower?

I sold a 512 in a really crap location yesterday for £1k, just to get shot of it so I could tier down. The same plot is now up for sale for £7,500 or thereabouts, $14.9 per sq m (I remember that!!) I'm still laughing that they think someone will pay that.

Sometimes a land flipper will set a plot real high in case someone on the sim is dying for prims, and then they will lower it over time. Or sometimes people are just clueless.

Sometimes a land flipper will buy an overpriced plot, and set it even higher, and then when it fails to sell, go even higher...

- These flippers, or rather speculators... lose a lot of money, but they keep the prices on some land looking higher than what is usually getting paid by people who last more than a few sales...

I've seen 3 of them come through my sim in the time I was there. One finally caved in after a month and sold very low, one abandoned a good 6000sqm's, and the other is in the sim now, having just raised the prices on the land that wasn't selling, as if that would help... :)

What do you consider strategic? I have a little green 1024 I'll let go for a lot less than L$19.5/M^2.

Yes I IM'd the owners, no reply. Reference what I consider a strategic purchase; strategic in two cases in which a 2048sqm and a 1900sqm plot would enable our group to finally own the entire regions, thus have a little more control over laggy scripts or really obnoxious builds. (I am too cheap to pay island tier) Or strategic in that the plot adjoins our land and we are forever trying to find the elusive mainland protected view. Or strategic in that we just want more prims in that region.

I am watching the prices for large parcels as well, since I have an interest for a mainland sim. Prices for full sims are not that low though. 3.4 is the lowest I see today. About half a sim (31312) goes for 3.2. You can get almost half a sim at 2,6 but that plot is not good (holes in it and so). The bigger the plot the higher the price it seems :-) Well, we will see what happens, I am not in a hurry anyway.

True, but what the flipper doesn't know is that I just sold the other 3 adjacent plots for considerably more to the only other people in the sim the land could have been of any use to!

How happy am I that I ignored everyone telling me to "wait and see" and sold off my Mature Mainland when the Ursula/Zindra changes were first announced?
