Seeking opinions on fair land prices

Hello residents, I hope I am posting in the correct spot. I would like to know everyone's opinion on what would be a fair price for an 8192 sqm corner parcel of terraformable land. It is on a class 4 mixed use commercial/residential island. I have seen some that are ridiculously high, and my friend and I are trying to sell our parcel by Monday evening, but really don't know what is an attractive price. Thanks for your responses!

I consider that a rental.
1.8 linden to 3.0+ linden - depends on the area and its amenities.

Tier fee is an important factor. Low tier, higher parcel cost is the general rule.

I think I am reading that you have a resell option on someone's estate and are wondering what you can get for the land. So it depends what the estate owners rent structure is and how fast you want to get rid of the land. The market is really soft right now across the board.
How much did you pay upfront when you bought in? What are other people asking for on the sim? How long have the plots been sitting there? How many plots on the sim are available? Is there anyone currently on the sim who wants to expand?
A lot of variables need to be considered before we can give you advice on a price...

The estate owners sold it to me for 9L/sqm. I pay the tier fee for the month in lindens using the payment box, although other people in the sim use paypal. I pay the tier fee weekly since that is easier for my budget, but the payment box gives me the option of paying up to a month in advance. The total tier fee is $45 USD per month for the 8192 sqm, 1875 prims. My parcel is the only one for sale on the sim, the entire sim is full. I purchased the parcel this past April, and I don't know the history of it before then. I basically only have 2 neighbors and they take up the remainder of the sim. I have asked both of them if they are interested in purchasing from me, but since they both have a large quantity of the island, they don't want to expand further. My neighbors use their parcels for their personal residence and hang out location for friends, so there aren't any malls, large stores, eyesores or skyboxes lower than 300 m on the island. Shops and malls are allowed if the owner desires. I want to sell my parcel before the next weekly tier payment is due, which is this upcoming Tuesday. Don't be surprised if it does not sell by Tuesday, because few people will ever see it in search if they are sorting by price per meter. Place an ad in the land sale classified thread here and on the land threads of other third party forums. Estate land notoriously takes longer to sell than mainland. I wish you the best of luck.

I think your problem in selling the land will be the tier charges @ US$45.00 per month set by your current landlord. With these tier charges this will deter people from buying.
As a comparison a non premium account can purchase this land and pay the landlord the US$45.00 Tier per month therefore saving on the Premium membership.
Look at this as a Premium member owning his own piece of mainland direct from LL. His/her tier would be for the same piece of land would be US$40.00 per month to LL and a Premium Membership of US$9.95 per month, in total US$4.75 per month more than what you/or the new renter will pay for your land. Also the premium member gets L$300.00 stipend per week.
I know some would argue you cannot compare mainland to PE land but that is not the question here, (there are many other threads to answer this question in the forum) the question is about a fair price for PE Land and unfortunatley given the fact that many landlords main selling point is that you do not have to have Premium Membership to own their land this must be taken into account.
PS we all know about the ugly builds and adfarms on mainland but this is not on every single MD sim, this was only a simple comparison.

Yeah, I was trying to stay optimistic to keep the OP's spirits up, but it will be a longshot for them to unload it by Tuesday. Patience and a lot of promotion is required these days, even with the dozen or so newbies that came in after tonight's broadcast.

Thanks for your advice and opinions. I actually have been trying to sell the parcel since this past summer. I posted numerous times on this forum, but my original asking price was higher than the 9L/sqm Raymond suggested since I wasn't in a huge hurry to move. I will definitely advertise it again. Since it is a longshot for me to sell the land by Tuesday pricing it at 9L/sqm, now that you know all the information about the parcel, I am interested in what everyone thinks I should price it for that will practically ensure I can sell the parcel by Tuesday. I certainly do not want to nearly give the parcel away by charging 1L/sqm, but what do you guys think is a fair (for me) and attractive price range for potential buyers since time has now become a bit more urgent than the price? Thanks for your responses.

Lion, to get rid of it by Tuesday is asking a perhaps for a miracle, with so much land rentals and land in general available I think you would struggle to sell it by the following Tuesday. Take a look in search under Land Rentals, select "For Sale - Estate" and compare the prices there, have a look at some of the land on offer and see if it is better or worse than what you have, then make a comparison on your findings and price accordingly. As I already mentioned, the tier charges are your major problem, again when searching look at what other landlords are charging for tier. I wish you luck.........
