Good morning folks, Just a question, if I do a full transfer on my sim "with items", what happens to the ones that aren't able to be re-sold? I'm not sure if the transfer actually counts as a "sale". I hope the answer to this isn't as simple as it appears lol. I was worried about promising someone things, and have them disappear. Thank you

As for my understanding if they are not transferable then they remain yours and if the new owners decide to have it only their things on the land yours will be returned

Thank you  Asswuming he parcel is sold "with items": Any transferrable items owned by the parcel owner(s) at the time of transfer will get transferred with the parcel sale. Any no-transfer items will remain owned by the original owner. Any items NOT owned by the parcel owner will remain owned by their previous owner, unchanged. Group-deeded items on a group-owned parcel... I think they transfer if transferrable, which is usually the case. (An item that was originally purchased no-transfer can't be group deeded, as deeding an item to a group is transferring ownership.) With any transfers, the next-owner permissions kick in, just like any other sale. Note that sale/transfer of the sim itself (as opposed to the parcel) has no effect on item ownership. The "sell with items" only applies to a parcel sale, even though the parcel may be a single parcel encompassing every square meter in the sim. So someone could buy the sim from the original owner, in the case of a private island sim, and the tenants parcels are initially unchanged.

Alisza - are you selling a home and furnishings along with it? or just the landscaping with it?
I used to sell completely furnished homes on land, and part of the price reflected that - so you definitely need to have a talk with them and explain exactly what they will be getting, so that there will be no misunderstandings.
I made a notecard that explains it in detail. I'm going to send it to you, and you are welcome to copy and paste some of the aspects into your own notecard - not all of it will apply to you.
Definitely check that box to include the items with sale. In all the transfers that I did - nothing ever "disappeared" once they clicked the buy button. These were parcels and not entire sims - I hope the same applies.
Here are some really important things for them to be aware of when you are transferring like this, and I took these out of the notecard:
The creator of the prefab homes that I use, does not allow transfer....however the home will stay in place. It just won't be in your name, so you won't have the ability to use the door lock or window tinting features. For security, I suggest using Devilman Kohime's system - several people I know are using it, and swear by it. It is invisible, without the ugly red security lines....and you don't have to fool with the door locks.
To work on the homes....I often Unlink them (not always)...and I leave them Unlinked...that way, if you accidentally click on a wall, and not a piece of furniture to remove....only the one wall will come back to me, and not half the house. (this happens a lot)
The majority of the furnishings will transfer, but there will be odds and ends that don't. Because I buy from so many different creators, it's hard to determine in advance which items those will be. The items will stay in place when you purchase, however the non-transfer items will still have my name on them, and you won't be able to move them around or pull them into your inventory. If you don't want them, simply delete them.
(on the above - you might want to go around the house and land and check beforehand - I usually pointed out the more expensive items that would not transfer)
This part is really, really important!!!
DO NOT EVER use the land feature that says Automatic Return of items that are not owned by you. This will return the house to me!
Another thing to remember. If you are at your prim limit on the lot.....and you set down a new object on your lot, that has 50 to 100 prims....half of your house might be returned to me. Do NOT set objects down, once you have reached your prim limit, especially if you are not aware how many prims is in the object.
The Automatic Return and going over prim limit caused a few problems until I started stressing that over and over again in conversation plus in notecard.
I would not sell the land to them until we went over everything in person - and until they assured me that they had read the entire notecard. By doing that - the transfers always went really well.

please note that transfer items with pacel sale is currently a bit borked, apparently only the root prims get transfered ATM (fix is supposed to be in for this on the 1.27 server update, it's in the release notes)

When a linkset is transferred via a land sale "with items". it changes the owner of the root prim, but not the rest of the prims in the linkset. So if the item becomes unlinked, the "owner" suddenly finds they only own the root prim, and they can't link it all back together again. What *should* happen is that the ownership of ALL the prims, as well as any contained scripts or whatnot, should change owner to match the new owner. This is what they should be making it do with an upcoming server patch. If selling a site-built house, the server glitch that only changes ownership of the root prim can be avoided by selling the original house to the new owner directly. Set each linkset or loose prim for sale, as "Sell Original", and sell them each piece. I just tested, and this does change ownership of all the prims in the linkset. When unlinked. The correct new owner is shown. Do this with the house prior to selling them the parcel with included items.
