Got evicted from my rental shop yesterday with no notice and no refund cause the landlord sold the land. This is the second time Ive been evicted with absolutely no communication from the landlord. At least a thanks for renting from me and sorry but you have to leave would be nice but instead you get a message from the new owners that theyre returning your stuff. They then want to rent to me for the same price but almost half the prims. Im thinking about starting a blacklist called "Landlords to avoid". What do you think? Has this happened to you?

I guess in a lawless land youre going to get some who dont give a toss about people, they just want Lindens. Anyway, if there are some nice landlords out there get in touch cause Ill gladly rent from you.

3 years ago I had a small openair market. Had the exact opposite problem. People that wouldnt come and pay thier rent even when given 2 weeks grace that would try and AR me when I evicted them. Vowed never again would I do the landlord thing.

I must have been lucky, when a big mall I was in was closing down the landlord told me, refunded me money and gave me a couple of days to clear up my stuff.
I'm not sure returning everyone's stuff was a clever move by the new landlord.

I guess theres good and bad on both sides but I always have paid my rent on time in SL and RL so there really was no excuse for these self centered idiots to treat me in such a way.

As others say, there's both good and bad. Certainly I would never treat people in that way, nor expect to be treated like that...sadly, does happen. [/shameless plug....I have a couple of shop rentals left if you're looking ..... tp to Fatimas Desire and have a look /]. But in the main, most of my experiences have been good ones. Inc

Thats bad news Shep, but you are always welcome to come and rent one of my shops in Travitown. Rent is low, I am very flexible with prims, willing to negotiate.
And I'm not planning on going anywhere for a long while yet, so no evictions will happen.

Starting out with a buisness is tough in SL. Usually you don't have teh capitol to own land, nor even rent the more popular places. This leaves you to rent from those less well known, or those just starting in the rental buisness themselves. Due to the ephemeral nature of SL, changes should not only be concidered, but should be expected.
My suggestions to new buisness for renting: 1) NEVER pay more than a week in advance, or more than 500L$ at a time. A more common wording would be to not pay rent in advance that you can not afford to just walk away from without a return. Not only are there scam-artists out there, but RL can pop up too and make it so a person has to cash out in a hurry.
2) Go with the lowest absolute primage you can. Fancy vendors are eye-candy only. Most buyers just want something that displays a picture and a price. Everything else is optional. Rent the lowest prim-space you can.
3) See Rule #1
4)) Do a bit of investigating on places you're thinking to rent from. If your landlord has only been in SL two weeks, I call it a lot bigger risk than someone who's been here two years and owns their own island (Yes, there are exceptions to that). Also, watch the place for a time (I say 2-4 weeks). See if the vendors rotate out a lot. Quick turn-arounds may indicate a crooked landlord, or maybe just poorly trafficed area.

Returning everyone's stuff *before* sending out the "Hello, I'm the new landlord and here are the new terms" notice sounds pretty boneheaded. Force everyone who wants to stay to set everything back up again... yeah, good way to make a first impression.

Some of us are decent landlords and as you will see from the replies there are a few of us out there with shop space who wont treat you bad. I have a small plaza at Aswang, low rent and you can rent from as little as one week at a time. I have absolutely no objection if you want to contact any of my other renters to see if I am as decent as I say!!
I have absolutely no plans for leaving my parcels at Aswang at any time, but if I was going to do that, I would talk to my renters about it, and not leave them in the lurch so to speak.
You never hear much said about the decent, honest people here in SL, but I bet they outweigh the rogues!!

Problem is these days too many land owners are making their rl income on sl Hence they live off this game. Cheating stealing from unknowning people is just a sign of the time on sl. If land owners need money in rl, and see the chance to cheat people they do it. And have done it! I feel sorry for unknowing people that trusting tacky scummy and toally no life land owner that cheat the unknowning people. Money is money to these cheap and untrusting losers. if they know they can make a extra 100.00 or more they do it. It really makes the good land owners look bad.
