This one's got me stumped.
The land has been deeded to a group.
Under options: Create Objects, Object Entry and Run Scripts are all set to to Group only. Edit Terrain is turned off
The idea is that we are forced to activate the land group before we can build anything.
The Build button at he bottom of the screen is dark except when we activate the land group.
However, we as owners of the land group and its only 3 members we can still build and create even if we have a different group active and the build button is dark. We cannot edit terrain.
This has created a mess as all kinds of stuff has been built without us realizing we were using the wrong group.
I was going to set autoreturn to 1 minute but we aren't sure that will even work.
Any ideas would be appreciated. This is land on a private island not mainland.

Yes, that is one of the quirks of group owner building permissions, you can rez stuff from inventory even with the wrong tag on. The autoreturn feature should help with that, or you could even set up a little nag script to remind you when you are in the area.
One other quirk is that Emerald likes to leave the build button enabled all the time. For this case, you can turn on Preferences->Emerald->Page 1->Misc->Always rez objects under the land group if possible.

"Always Create Objects" is what determines whether or not you can rez prims without needing the group active. It's impossible for group owners to not have this group privilege set though so you'd have to create an alt, make it owner and then demote yourself to make that work. (You'd also always be able to edit the terrain so if you can't even as a group owner then this is probably turned off on the estate tools)
