Selling Land tips

Are there any tips to selling land? I have two parcels for sale and the rate is about what my neighbor had their parcel selling for and about the same size (4000mish) yet theirs sold and mine haven't.

Anyone care to comment on how they sold their land or what they look for when searching for land?

Its mainland if that matters.

If you priced it similar to land around you that has sold, then I suggest slowly lowering the price, by small amounts, leaving it that way for a few days to a week and then repeat -- continue lowering depending on how much you want to get rid of the land compared with how much you want a certain amount of money from it.

And if it is not listed in Search (don't know if that costs or not), list it.

Advertise it for free here in the land sales and rentals forum. Are you near water? Were they? Have you told your neighbours you are selling up?

Unless you're some kind of super genius there's no way you know what that land is worth or what anyone is willing to pay for it. Forget looking at the land around you too, that's only set for sale by other people who have no clue.

Set it for sale for something like 8/sqm and lower it by 0.1/sqm per day until it sells. Or reduce it by more if you want to sell it faster. When the price is right someone will buy it.

You might also want to send an IM to everyone else who owns land in the sim, or group owners for groups that have land in the sim. The people most likely to pay over the odds for the land are those who can use it for extra prims.
