There are different ways of selling land I noticed.

One where you transfer the land and the buyer pays tier to LL. That one is pretty straight forward.

I also noticed that there's another way where people sell their land but you then have to pay the tier to them instead of paying it to LL? These plots also shows up when search in game. Can anyone tell me how this is done? I looked at the sticky but it doesnt actually say it.

And also, how is this different than renting out land?

Hope someone can help a newbie out here. :)

if you are paying tier to another user then you don't "own" anything. If someone is advertising they are "selling" it this way I would be extra skeptical. All that matters is who LL says "owns" it (yes technically they own it all but aside from that). What's listed in their database as the owner of the land is all that matters. If you "buy" it from someone, pay them tier, and then they change their mind, they can cuz it still says their name. If you want to "own" land make sure your name is on it and you are paying LL. Otherwise, just rent it from a reputable person so things are clearer.

So basicly its the same as renting it isn't it? Thats why you see people sell plots from L$1.

I wondered though... how do you change the settings in about land to achieve this?

It's not, it's renting with a profit margin on the rent of course but some try and make you cough up a lumpsum. It's usually done on private island or estate land where the owner purchased and rents 1 or more complete sims from LL. Then rents it to you. He could kisck you anytime because he doesn't like your buildings or spikey hair, or just wants to fold the island for the cash because he can't rent out enough land to make a profit. There's heaps of land about so shop around, if you go for "renting" which many do and can work fine, make sure your landlord has been in SL for 6 months and isn't a disposable alt, don't fork out more than 4 weeks rent.
There are 5 or 6 Mainland continents, all the other land and some estate continents are owned by people who brought them from LL and pay $295US per month per sim for them.
Similar for mainland which you buy from a person too, but after purchase your Landlord is LL, the seller has no more control over the property ever. Pay LL and they won't care what you do within the boundries of your land as long as it doesn't break the TOS.
Try to find land in sims with as few landowners as possible as they are more stable when 5 or 6 groups own all the land rather than 30. Generally sims with water and roads runn a little better because 10-20% of the land is then locked into low resource usage rather than being used by another 4 or 5 residents that might build anything laggy on it.
Don't consider land as an investment, it's more like buying a vehicle, use it to make money or play. If you are lucky you may make money but there is an infinate supply of virtual land available so it doesn't get rarer.

I hate this practice of listing land at 1L$, totally confusing for new players who then get all panicky about seemingly huge tier payments. Sigh.

Anyone after most of a 1/4 sim going relatively cheap? lol

I've looked in the sticky about selling land but it doesnt cover this

In order to do this you must purchase a private estate/island from the Land Store. Then you will be the estate owner. Only then can you set the land on your estate so that others will pay tier to you.

you can even rent to people with no payment on file, they just have to make a group L$100 the owner of the land joins the group as a joint owner of the group, makes the land group owned, leaves the group.

The difference is that one is Mainland and the other is Estate (Island) land. Mainland sales transfer ownership to the new buyer completely, and tier goes to LL. Estate land sales transfer certain abilities over the land, depending on how it is configured, but the Estate owner retains ownership (including paying tier to LL) and the new "owner" (renter) pays tier to the Estate owner.

On the Land Sales tab in Search, there is a checkbox where you can restrict searches to Mainland, Estate land, or both.

I just ended up giving away 4096sm of land the night before my tier came due. The land market prices are so low that just one more month's tier would have nearly equaled the land's worth.

I set my rental estate land for sale at 1L because I'm not selling anything. There rentals. If they make a mistake or its something that they can not afford they don't lose anything. Well except for 1L, but if they had an issue with 1L I would refund it.

I just got another 2048, but after two weeks of extensive lurking and searching, I have to say a certain real estate racket confuses the heck out of me and I avoided their lands like the plague. They talk about renting but the land is marked for sale. This is not the same as the sale-or-rent offers.
