Prim control question for landlords

Hey all, I am fairly new to renting out property. So far it's going great,full occupancy and expanding more and more. However,I am finding a problem with enforcing prim limits. I send warnings,in a couple of cases several. Most comply and a couple even bought more prims per week. Though there are the stubborn ones who either do not speak my language or do not care.(I'm hoping it is a language barrier..)

What do other landlords do in these cases? Do I go to their unit and selectively return things to them until they are under their prim limit? Would that be incredibly jerky of me?Do I just evict them? (not that I want to do that...)I'm talking like 50-100 prims over ,not just 5 or 10. Please advise.:)

Noncompliance after repeated warnings would result, first, in my selectively returning items to them along with a direct message as to why I was doing it. If another violation occurs, of the same magnitude, then there is little you can do but evict them.

I do my absolute best to try to work with my tenants and be flexible so they can have some objects out for short term use but excessive use of prims takes away from everyone.

What I want to know is, how do you get/maintain 100% occupancy? *me sighs enviously*

What type of rentals and are you using a rental payment system?
I'm guessing mall/shopping center since the prim limits are not being enforced by the parcel. Many of the rental systems have a built-in messaging that annoys the heck out of them if they go over their prim limit. Also.. you could raise the rent to include the extra prims they are using above their limit on a consistent basis. That's sure to get their attention.

As far as language barrier, I've found this to be a good translator:

It may not be perfect, but enough to get your point across. I manage estates for a European country and the translator works well enough to me to communicate.

I don't know! Maybe beginners luck? I have been running ads every week, I only charge 2L per prim,so that might be why too....Trust me,I'm not making a dime over tier,don't be too envious,lol.

They are apartment rentals. They are each on their own parcel but it's group land in the same sim. So there is no way that I know of to control their prim usage without creating individual groups. And I use the hippo boxes,they send warnings as well. I have been sending personal warnings myself in addition.

Disclaimer: This may not be feasible for everybody, but.... I've set up a little army of alts with the sole purpose of being Owners of land groups. I then deeded separate parcels for each rental to a separate group, and gave tenants roles in those groups with most of the parcel permissions. Now, SL automatically enforces the prim limits according to how much land I deed to that group.

When I first started out, I used just one big group, but it was a daily hassle doing stuff the tenants could easily do for themselves without having to wait for me, if I could only give them permissions without endangering all the other tenants. The least of those hassles--but still a hassle--was primcount control. Don't have to worry about any of that anymore.

I found this pretty nifty gadget on SLX, there is one prim that is deeded to he ground and each tenant gets a 'remote' they can touch the remote and it tells them how many prim they have used. I know the tenats I've had were thankful for the quick reminder.

This was on land that was not subdivided.

This one does work awesome! And you can recycle groups too if your land is on more than one sim and you need only to control prims and are not having issues with your own customers making other trouble for each other.

I wish I did that individual group thing in the beginning. It would just be a huge pain to do it now. Sigh. Thanks everyone!:)

individual groups are without a doubt the way to go.
it may seem like a lot of effort to set up, but it pays off in spades.

I'm just not sure how I would do it now. I own almost half the sim and it's all cut up in 1024 parcels. I would need to redo the parcels to be able to still offer the 200 prims and the prims of the skybox. All the units are taken,so I can't really ask people to move their stuff either as I correctly position their skyboxes. I could do it unit by unti though I guess(as people leave,inbewtween renters..)

I can certainly see the advantages for doing this and I'm glad it works for you but, for me, that many groups and equal number of alts.... ewww.

But, then, I only manage a small number of rental homes to it isn't a big deal for me to help out my tenants, most of whom have become good friends anyway ;-)
