When you "buy" on a private estate you are always renting - that's common knowledge. When you buy land in real life you pay taxes on it too. _____________________

But the current 'renter' assured me that I was buying the land from them and will be able to resell it myself at a later date. I understand private vs. mainland yet some estate owners allow you to purchase land from them. I don't know what taxes have to do with this? Do you mean the tier? I was not thinking that I was buying land and never paying tier, if that's what you mean. |

You should also check the land covenants. A responsible estate owner keeps control of that and displays conspicuously that there is no right to resell the land. A responsible estate owner also might force the person to return your money to you with the threat of ejection and reclaiming of the land if the person failed to do so. Heck a responsible estate owner would probably eject the person for trying to pull a scam like that anyway. Maybe you should talk to the estate owner and see if he would eject the person and rent the land to you for tier?

When we talk about "buying" land on a private estate, we're really talking about renting it with the right to pass it on to a new tennant without the interference of the estate owner. So we are renting it, but are granted some of the rights of an owner in that respect. As the OP has pointed out, though, that in this case the estate owner has made the decision not to allow tennants to pass their rented land on to knew tennants. The tennant in this case, though, seems to have taken it upon themselves to advertise it for sale, and take payment on it from the OP, as if they had the right to do so. The tennant in this case is quite possibly a scammer then. Unless they genuinely thought they had the right to sell the land on; they may pay back the OP's money for all we know. If so, then all is well. _____________________

I guess the "selling" tenant in question was an acquaintance of the O.P.? Because on estates where transfer/sales are prohibited, that ability is usually disabled at the sim level, meaning you can't list your parcel in Land Sales, nor can you transfer land ownership status to anyone else- not even a group.

I have informed the estate owner and they apologized for the miscommunication between myself and the renter. The renter was someone I had met and grown to trust to help me find land and build my business. Perhaps they were mislead and thought the land could be resold to me, but it was clearly stated in the convenants, which is why I contacted the estate owner to verify. I have requested from them to either refund my money or forfeit the land at the estate owner's approval.
The estate owner allows land to be bought at the cost of the first month's tier. The renter wanted a hefty penny for that and a few prefabs that I could get on SLX for a few bucks. Again I am glad that LL has my increase credit broken before I got stiffed big time. |

Yeah....there's no such thing as owning estate land unless you actually own the sim.
We're probably going to have a bit of a dilemma on the island I have land on because when I bought my land.....we had the right to re-sell. A few months into things....the sim got sold.....we all retained our land and the new sim owners, honestly, are wonderful people. but.....they have set it so the land is now rent only. They grandfathered those of us who were already living there, to be able to resel our land if we chose. But I have a feeling that is going to become a problem because in order for that to work......anyone we sell to, will also have to retain that right. otherwise, it would be exactly the kind of rip off you're describing. I absolutely agree that if the estate is a rental only...noone should have to put down a huge chunk of cash, just to continue paying tier.....and ultimately losing all when and if they decide to relocate. Unfortunately....a LOT of estate owners have set up their land this way in the interest of making a huge profit off their land. I mean how nice, that you can sell the same thing over and over again right.....where else but the virtual world could one pull that nifty trick out of their ass. It's not at all good business ethics.....and I'd love to see some kind of code enforced that makes it mandatory to follow certain land sales guide lines.......sort of like the way we have real estate attorneys IRL.... But I don't see LL getting themselves involved in real esate cyber law any time soon. *sigh* |
