What on earth has happened to Land Prices?

I have just been looking through the Land Sales part of the Forum. One full sim and two attached openspace sims for US$800. WTF!

Is this part of a general trend, or is this just one desperate seller?

It's pretty typical. First month is free with a new sim. Also you don't have to wait 3 or 4 weeks for the transfer to finish. There's no $100 transfer fee. On top of that you don't have to deal with any complications dealing with existing renters. In any kind of market $800 is probably a pretty reasonable price $1000 (I'd say) is the absolute maximum any sensible person would pay.

1) New regions from land store: 1000 + 250 x 2 = 1500 USD

2) Cost to transfer 3 existing regions: 100 USD x 3 = 300 USD

3) Theoretical matching price for transfer *if* instant delivery: 1200 USD

4) Tier: 295 + 75 + 75 = 445 USD/mo or about 14.83 a day

5) Tier incurred by 10 day delivery delay: about 148 USD

6) Theoretical matching price if 10 day delivery delay: 1200 - 148 = 1052 USD

...but why bother wait just to match the price?

Would anyone as a customer wait maybe 10 days for delivery, fuss with land store region coordinates, deal with a person you don't know, send emails, support tickets, coordinate tier payment day pricing/timing &c &c for... fifty dollars? One hundred?

Or would you just go to the land store, click and see the region arrive *precisely* when you are ready for it? Not when someone needs to sell, or when their tier is coming up like an oncoming freight train?

So yeah, land resale prices falling like a brick make sense to me in the current environment.

It's 100 to transfer all 3 sims if they are from the same estate owner.

The way my estate manager explained it your reference to transfer time is off too.

Neither him or me are disputing the overall gist of your message, just those 2 aspects of the post.

Plenty of people have been complaining about the amount of time it takes to transfer an island. Jack did say times should be improving.

Really!

Well that's good news, and 200+ USD and possibly a significant amount of tier. It really does matter.

Last I had tickets processed it was about a week, but it comes and goes. I'd imagine there will be more backlog in the coming fall/winter, but who's to say.
