Land shopping advice

I've been land shopping. It is a very time consuming chore, kind of like real life yeah? I've seen some fair prices, some interesting prices, and some outright ludicrous prices. And some prices, in that little tiny white font, are hard to read against all the yellow. *palm to forehead* Oh yeah... I guess I could turn that off and on when I want. ;/

I would appreciate any advice any of you might have. I am focusing on mainland.

Ask a few friends if they know of any land for sale. You can get some good deals that way.

Also dont forget the land sales tab. click Mainland in the scroll box to remove estate listings.

Make a list of what you are looking for, beach, etc.
How much are you willing to spend?
How big? Remember the bigger the better, trust me 512 does nothing. Are you willing to pay tier for a larger lot?
Fly around areas to see the atmosphere.
Search the auctions. You can get some good values.

I agree with using "search"..."land sales" tab. You can filter to show mainland or estate, price maximum, size minimums etc. To me, and you pay a premium for it, is having some form of Linden protected area adjoining the land. Thus restricting someone erecting a 50 meter tall wall on the edge of your land. Whatever you see, remember to envision ppl will be able to ruin the landscape next to you in the future, thus again the advantage of Linden protected land. Also remember, on mainland you can only terraform +-4 meters, so what the land looks like is probably as flat as its going to get, the seller has probably terraformed the land already to make it as flat as possible. Oh yea, I have some beach land for sale , Three 4096 plots for 11-13L per sqm in Preston. If all 3 are bought I will reduce price by .5L per. No Linden protected around it though , sigh.

Ensure that you have turned your property lines on before viewing land to ensure it's the right shape and that there aren't lots of 16M parcels around, despite the ad farm ban they still hold menace.

Just a note that for a first-time buyer, this can be tricky. I've gotten some land at auction at about the market rate, and I'm sure there are bargains, too. But one can easily find oneself in the middle of a bidding war between neighbors, so.... It's not a problem as long as you know to bid what the property is worth; just that may be hard to know without more experience than what should really be expected of a new buyer.

But anyway, good luck to the OP; whatever you get, I'm sure it'll be a lot of fun!
