So i have a quarterly premium Account. I read that I get 512 m2 land. When can I claim that -where is it and can i build a house immediately?

You have to search in the land tab and buy it. Once you do you can build immediately.

It's wherever you can find it. You'll likely have to buy it, but once you have it you'll not have to pay land use fees - "tier". It's yours rent-free.

Ok -so if I find land that is 512 and say it' s in a Adult area and it's 1950 lindens. Once I buy that - it's mine, I never have to pay anything again?

512m² are free of tier. You buy it and it is forever yours, if you want. No additional costs. Tier fee kicks only in if you buy more than 512m².

ETA: be sure that it is mainland!

As a premium member you can buy land on Mainland. Anyone who buys land (on Mainland only) gets the first 512 meters tier free. Anything above that size will have tier attached to it. The sliding scale can be seen on the Land section of the website. So, no, if you only purchase a 512 plot (or less) you will owe nothing more than the quarterly premium you agreed to. Buy 1 meter more than the 512 and tier kicks in.

The land must be MAINLAND land for you not to have to pay any tier as your premium account supports 512 of mainland land.

Basically there are 2 types of land:
1) mainland - you own the land as far as linden labs is concerned
2) private estate land - the estate owner owns the land as far as linden labs is concerned and you pay the estate owner a monthly fee

To ensure the land is mainland
right click on the land
select "about land"
In the general tab the type will be "Mainland / Full region"

When you search for land using the inworld search, there is a dropdown box that you can set to "mainland only"
