I am here with Kerunix and Hiro Queso, and we've run into a few questions regarding private estate editting.
I am an estate manager, and it seems that I can not join or subdivide the land. Even as an owner of the land, I can not join or subdivide, estate manager or not. We have edit land turned on, and allow for resellng in the estate menu.
In fact, Kerunix reports that the only way he can join/subdivide is if he is the owner of the land directly (he is the estate owner as well).
This is an issue, because I regularly (and I suspect others) parcel out my land in order to set up seperate landing points.
I've reported this as a bug as well, but perhaps a fellow user might know a workaround or something we're missing.

That's right, Estate Owners and Managers can only subdivide or join parcels that are owned by the Estate Owner.
The reasoning behind only allowing Estate Owners and Managers to join and subdivide Estate land is that Estate land sales are generally for the purpose of renting land. When the lease is over, the Estate Owner or Manager reclaims the parcel, deletes or returns the objects on it, and sets it for sale again. Finding all the orphanded parcel bits or restoring parcels to a usable size and shape is time consuming.
The reasoning behind allowing Estate Owners and Managers to join and subdivide only parcels owned by the estate owner land is simply safety. Several of the land options (autoreturn, for sale, show in find places, etc.) are reset when parcels are subdivided or joined. Parceling up parcels owned by other people would disturb these settings.

Ahh, estate managers *can't* subdivide is what I was trying to point out. I've reported it, and I guess it's just a bug..
BTW, not being able to subdivide parcels is a big problem for land owners as I described above. You really should make this an option.

Dan clarified.
Apparently, you can subdivide parcels which are directly owned by the estate owner .. only.
If the parcel is owned by anyone else other than the estate owner, then neither the estate manager or estate owner can subdivide it further.
I think this is going to be a big problem, but I guess we'll just have to wait for this nail to rise up before LL feels the need to hammer it back down.

Here's a better summary of what I said earlier.
* A parcel on an estate can be joined/subdivided Only when it is owned by the estate owner. * A parcel on an estate can be joined/subdivided Only by the estate owner and estate managers.

It's a better summary perhaps, but it's not better functionality I am afraid. Upgrades should leave us better off, not worse off...

So if I buy a parcel on an estate I can't subdivide it (for example, setting up separate 'shop' and 'sandbox' parcels) without going back to square one?

Yep. I think that needs fixing so that: - Estate managers can join land in the same group, regardless of owner.

And as a feature request: - Allow residents to join/subdivide along boundaries initially set when the terrain was baked. (allow join as now, and maybe a 'reset boundaries' button?)

So when 1.12 comes out tenant's won't be able to subdivide or join their land. I have to reclaim it so it can be subdivided/joined? Which developer that doesn't use SL thought THAT was a good idea? Seriously play your game before you decide what features to destroy sheesh.

From: Adam Zaius Allow residents to join/subdivide along boundaries initially set when the terrain was baked. (allow join as now, and maybe a 'reset boundaries' button?) o_O Why not * Allow landowners to join or subdivide any parcels they own? We can do it now, after all, if we're members of the landowner group.

We can do it now, after all, if we're members of the landowner group. This feature MUST BE done. please. eg : i sell a full island to someone (rent in fact, sell for 1L$ then montly fee), he's manager of the island, he own the terrain, and can't subdivide it...

Well don't expect to see my name on the list for helping with 1.13 after back to back ignored issues in 1.11 and 1.12. I've got alot of better things to do with my time than be ignored so LL can say they are user testing.
