Looking for someone to do a custom club build.

I have a new residential island, and I've always planned to have a nice club there just for residents. I had intended to contract a build when someone close to me said she'd do it for free. She's actually very good, so I agreed. She did two days of excellent work (see below) but then kind of lost her motivation and really left me hanging. My island's now almost completely booked and I have this big plywood club for my residents. You can see the existing structure in-world (which I will be returning to creator upon finding a new contractor) while it still stands.

I am looking for someone to start from scratch to deliver a club that meets these specs. The design you see below was based on my initial requests.

1. It must fit on a square 4096 lot and take 500 or fewer prims.
   
2. It must be a unique build; something you can only find on my island.
   
3. I wish to have a copiable version of it in case I ever need to redecorate the island. (Rez-faux is greatly appreciated!)
   
4. The building must have a "pit" area kind of like a Roman colosseum. The design my friend came up with included a ramp in the back that led down to the pit. We had planned to have a scripted gate that would lock people into the pit once down there.
   
5. I'm looking for a classic kind of look, like a gothic cathedral or some other humbling design.
   
6. My friend had come up with the idea to paint the ceiling with a massive fresco. This is a great idea, and i think something along the lines of H. Bosch would be perfectly fitting.
   
7. There should be a viewing area that can accomodate couches on all sides of the pit.
   
8. While the incomplete build in the photos doesn't show this, I'd like for the entry way to be obscured; I don't want you to be able to see inside the building from the outside. Something like the entrances to Stormwind or Ironforge in World of Warcraft.
   
9. I would like the build itself to take a week or less after a deal is struck.
   
10. No see-through windows, although stained glass or some other obscured glass is okay.

Do you want the club to be exclusive; how much are you paying for it?

The club will be exclusive, yes, and I will pay based on the builder's track record and the terms of the deal.

In a related question- how are these things handled? Do you pay half up front and the rest on completion?

I'm sure that's a common way to do things, but I'd recommend doing things in smaller bites. Possibly daily or every other day, certainly no longer than weekly.

This means agreeing on a timetable upfront. It also means that pieces can be transferred to you as they're completed, saving you from problems should the person win the lottery and retire.

The flip side is understanding the cost of changes. Experienced custom builders know that clients will always want some changes, and budget for that. So some changes can be done for free within the planned schedule. By paying in small pieces, you can see and understand the exact cost of the change - in time, which gets converted to money. So if you ask for something that takes an extra day, you'll see both that it will cost you an extra day's labor and delay completion by a day.

This strategy is a win-win for both client and contractor.
