Idea to solve "leased" land problem in Land Sales list

Currently we have a check box in the Land Properties dialog that allows us to Set Land FOR SALE at a specific price and to specific AV's (if necessary).

Currently we have a Land search feature that allows us to sort listings by First Land, Auction Land and FOR SALE by owner.

Here's my suggestion:
-Add a FOR LEASE and/or FOR RENT check box to the land properties dialog
-Make Land Search feature sortable by FOR LEASE and/or FOR RENT as well as the othe options we have.

What do you think?

Absolutely! This has been suggested before. They should put this in the next patch.

But one thing holding them back, from what I gather being in different public meetings about this with Lindens, is that they need to figure out how to make agreements work between residents. They do not want the headaches of enforcing these rental agreements if either party reneges.

Land sales are so much simpler. You right-click a land for sale, and if you have enough money in your account, the person gets paid out of your account through the game's mechanism. No fuss, no muss, no problem of cheating or closing a trade box or whatever like in some games.

Now how to enforce renting the same way? Currently renting is down with scripted boxes made by residents and it works pretty good. The rental box contains a card, and both parties are voluntarily abiding by it -- but it has no force. The tenant could stay on the land and not pay, and the landlord might not notice immediately. The tenant could set his prims to the group, hover above vacant land, and live in a skybox rent-free -- only the landlord's vigilance in policing prims prevents that sort of thing. (It amazes me how often I have to blow people like that out of the water.)

So, they have to think of some way to make that agreement work, with its more complex terms, i.e. number of weeks, number of prims, number of m2, refund capacity, etc etc. I'm guessing they are not going to do this any time soon, it's too hard!

But there aren't going to be any more land leases in the land sales list because they've blocked that option in the next patch coming in Tuesday.

Doesn't seem they have provided any adjustment anywhere else to pick up the slack from the lack of advertising...

I can't imagine that LL is going to solve the whole contract enforcement thing in a timely manner (they have had lots of demand and suggestions for contracts and so far nothing).

I tried to keep up with the discussion, but I must have missed a similar suggestion to the one I made above. My thinking is to keep the solution simple and address one issue: Where does a Leasor like Anshe and others (and more to come I'm sure) list their service/product? First Land, Auction Land and Private Sales are all Categorized, so why cant Lease/Rent have a category too?

Again, it doesn't solve every problem in SL, but it does address the most poignant issue regarding land Lease/rent - Where can they be advertised?

Of course, LL has to decide if they want to build Lease/Rent options into their user interface. If LL prefers to exclude those options, requiring the users to develop their own strategy, then none of us have any option but to accept it or don't engage in that kind of business with LL.

I agree it would be great if they'd just click off a box "rent" and "how much" and "time" and call it a day and let their customers sort out the agreements of what services and what terms are involved. But I guess they don't want to bother with this.

You should post your ideas in the Features Suggestions area or they don't notice them.
