What is Telehub land worth?

I have never figured out peoples cut off bids for telehub land. check this auction out. i have never seen bidding like this: linkhow do people value this land. perhaps some merchants can shed light on whether this kind of proximity really has such value, considering there are now several dozen hubs spread all over the world.

This land is usually around L$25 to L$35/sqm, and properly used will easily make this back in sales. Since LL hasnt added many telehubs recently (1 hub to 30 sims), there's a bit of a shortage, which has inflated the price a good deal.

Its worth about a good 10-30 seconds as everything rezzes around you, bumping into half-invisible crap, until you careen away, ignoring the poorly-arranged wares begging for your attention.
Oh, you meant L$...my mistake. Who sits at telehubs anyway? They're like the dirty subway stop that you can't help but quicken your pace to get the hell out of.

lol exactly my thoughts Max. I have even reduced the time i spend on mainland sims, i hate them. the lag is the worst and its full of the worst poorly textured ragged non lined to grid prim monstrosities in sl!

Funny you mention this Maxx. I hang out at telehubs all the time. I have no idea why, but I like to sit there and talk to friends, and say hello to all the new people passing through. We even have invented a game called hub poker (usually played at Ahern). Each player claims a telepad, when someone rezzes on that player's pad, the others pay that player. In Ahern we added the "fresh off the boat rule" - If the avatar that rezzes on the player's pad is brand new, each player pays triple the amount. It can be alot of fun, especially at a busy telehub.

Of course, having the telehub actually in the picture doesn't help - people can see the 'value' without even flying out there  Only time I was ever happy about the price of telehub land was when they put in a new telehub 100m from my front door, along with a new Sim.  I'd never buy it myself - I can't see the worth in it anyway. The only people who are going to be buying items from a telehub store are newbies who teleport somewhere, and then don't realize they need to fly towards the red beacon. So they looking confused for a few minutes, and then start shopping instead of going to whatever event it was. Making your event location that little bit easier to get to, by reducing the fly/walk time, can't be worth a tenfold increase in land price.

I'm on the fence in this one and it probably comes down to "your milage may vary". I'm skpetical over whether the telehub-proximity + stores = traffic/good sales formula really works but I don't have access to the finances of store and mall owners. If you have things happening on your land though (events, attractions and such) and you're right next to the telehub, then in my opinion, you'd actualy have a better chance of getting all that passing telehub trafic to actualy stay for a while, thus increasing the chance that people will shop at your location. Unless the formula is conclusively disproven though, telehub land will continue to be a magnet for commercial builds. As for the actual quality of the builds around telehubs...yeah, many of them are downright ugly, but not all of them. As the architect of the new, spacious Mediterianian-style market around the Ross telehub, I'd like to think that mine is one of the good ones.

I tend to try to buy plots of land right next to telehubs, always have; though items can be slow to rez and those areas laggy, they're still some of the best commercial property in SL. I also still tend to treat L$s as play money, so it's not that big a deal to bid a high amount (in L$s) for a piece of land I want. I don't buy land with the intention of reselling it for a profit, either; almost every piece of land I've ever sold has either been for the same amount I paid for it, or for less (the latter to friends or acquaintances).
I quit bidding on this particular property when it got somewhat over L$50K, I decided I didn't want it *that* badly.

I'm of the same opinion as Maxx... telehubs are the nasty pitstops you have no choice but to use... I never, ever stop anywhere near a telehub. If I tp, I fly the hell away from there before anything there even rezzes.

I don't hang around at hubs either - if I'm lucky I am on my way to my destination before it all rezzes. I have never bought anything from a store situated near a hub. I suppose there must be some that are ok but most are a jumble.

I don't hang around at hubs. If I'm going somewhere in a hurry, I'll tele to the nearest hub and fly from there. If I'm not in a hurry, I'll rez an aircraft and fly direct, looking at the scenery.

Three people bid around 50k L$ for small piece of land at telehub? I think this is lovely!  What this indicate to me is that there are people with great business plan who can really create much value with land. I think that deserve respect from all of us. And it is good sign for healthy SL economy. I did not have any business idea that would have allowed me bid that high, so I abstained when I found auction around 50k already. But I bought land on other side of that telehub and plan develop it. I will allow people build stores there, while I am going enforce some building rules to keep place clean and nice as compared to some older telehubs

I never stop at telehubs either. Then again, I never shop. It's pretty much impossible to find anything you want in SL since people do not know how to put adequate keywords that will show up in the find menu. Sorry, I dont have hours to waste browsing through megamalls.
