I've been seeing lots of posts around this. So the 6 month project has finally become a reality. Yes 6 months, i've been planning this with Adam since October 2004.

The sim is M rated, we put in some basic infrastructure such as roads, benchs, lights, and we are offering to anyone who wants a quiet, lag free, commercial free (mall,clubs casinos). FULL rights to their land parcel all for less then you would pay regular tier for. We have for a goal to provide a moderated area where residents can build at their hearts content, as long as it remains commercial free.

We have 3 options described in the notecard in detail. Rent, Rent2Own and Own.

Welcome to the Gigas Residential Estates Project

This document is a guide to the Gigas residental estates, if you are planning to live here or just want
to know what it is about, read on.

About the sim

This is a managed (or zoned) sim which places the residents of this sim in control of what appears here,
anyone is free to own land here providing they stick to the basic rules. The land is tier free, and tier is
charged in L$ or US$ to Gigas, at a rate lower than LL's own tiers.

The basic rules for residents in this sim are:
- No commercial orientated builds
- No clubs
- No builds which dramatically lower framerates (either client or server).

You can sell your land here to another person, but they must agree to the basic sim rules (which may be
updated periodically from time to time), and you must contact one of the estate managers to arrange the
transfer. You have full control over your land (including all properties of the About->Land box), using our
special control panel, however some properties may take up to 24 hours to change (such as parcel name
or description).

Some ideas: Build a home, a park, a private sandbox...

About The Land

- Own the Deed**
This is the best and most cost efficient option. By purchasing the land, you own the deed to the
land. This means that if you ever want to move, you may resell the land and keep the L$ that
you sell it for. You must still maintain TIER for the land, however this can be up to 40% cheaper
then LindenLab TIERs.

- Rent 2 Own
This Option is very similar to the "Own the Deed" option. However you pay the initial cost of the
land over a certain periode of time. This is done by having your weekly TIER fee slightly higher,
to accomodate the weekly payments towards your land.

- Rent
This Option is plain and simple. Your rent is higher then the normal TIER fee you would find in
"Own the Deed" and "Rent 2 Own". You have all the same options other then reselling your plot. If
you ever decide to move, you will not get anything from your plot.

*All plots are setup for "Own the Deed" option, if you wish to use a different option, please contact
a Gigas Officer (Nexus Nash)
**Recommended (most cost efficient, and you get to invest your money in something)

Pricing and Fees

Since you own your parcel within this sim, you need to purchase the land plot from the Gigas group,
you will also need to pay tier fees (at a lower price than Linden Labs equivilent tiers) to maintain your
plot. In the unlikely event that the sim is dispanded, plots will be transferred into your name.

There are three sets of fees which can apply in this sim:

- Initial Purchase
This is the cost of purchasing the land initially, once you have ownership of the land, you may
sell, or transfer it to another resident, however the 'owner' of the group will remain the same
as the rest of the sim, to help enforce zoning regulations.

- Tier Fee
This is a fee for hosting of your land on our Tier, it is lower than the equivilent rate from Linden
Labs. This can be paid automatically from the panel below this notecard dispenser. The panel
also lists how much time you have purchased. Tier fees can be paid in USD$ or L$. For USD
payments, please contact Nexus Nash.

- Extra Primitives
If you want to use more primitives than provided by the plot, you can purchase additional
primitive allocation for a small extra on the top of the existing tier fee. The terminal below this
dispenser has settings for extra primitives.

A note:
When purchasing here, this is not renting. You own the deed to the land below, which can be
resold or transferred to another player. However, the land is placed within group ownership
to preserve community zoning regulations, please see below for zoning policy.

Buying Information

1. Look around, if you like a plot find the # in front of that plot and click on the '?' Sign.
2. Follow the instructions by clicking 'Rent Me'
3. You will find 2 types of Fees, Initial Purchase, Time Fee and Prim Fee. (see above for details on those)
4. Complete the transaction by paying the unit the amount shown.
Note: You can add time and primitives at any time via the booth or ww.secondserver.net.
5. Register to www.secondserver.net to be able to get warnings when your tier is due.
6. By completing the transaction in (4) a Gigas officer will add you to the Group, you will then be able to start building
on your very own residential plot!

Selling Information

1. a. Notify a Gigas Officer that you wish to sell the plot and for what price, they will then post it on the market.
*** Be aware that during the selling period you will have to maintain tier fees ***
b. Notify a Gigas Officer that you wish to transfer ownership to another user, they will be contacted and asked
to confirm this, before the ownership is transferred.
2. Once the plot is sold to another user, a Gigas officer will transfer the ownership to the other user.

Zoning Enforcement and Violations

This sim is a zoned sim with a residential theme, to preserve this theme, we may periodically need to
enforce zoning regulations. In the event that your build is outside of the regulations, a Gigas officer
will give you 7 days to respond to any warning given, before action is taken.

Note, non-payment of Tier fees may result in similar action.

Possible outcomes to any action can be:
1- Modification of zoning rules to allow for the build
2- Return of offending parts of the build
3- Confiscation and removal of land, and it's structures, without refund to any outstanding fees.
(this however, will only happen in extreme circumstances, usually after multiple warnings)

Gigas Residential

- No commercially oriented buildings or structures (Such as; No Clubs, Malls or Casino's)
- No builds which significantly degrade performance for other residents or visitors.
- Buildings must not be higher then the width of your plot (without special dispensation)
- Buildings must have a 4 meter (1 property square) distance from your property line.
- Sky building above 500 meters (Z)
- Build within good taste (IE no plywood box homes, crashed space ship), defined by a group officer.

bump with compliment: I took a look at Meins and it looks like it is off to a good start; kudos. Were I looking for land, I'd likely consider it.

Furthermore, I don't think I ever seen anyone say a bad word about Gigas business practices which is surprising in these forums where people have been known to argue about whether X equals X. ;)

I have, but such comments were made rudely in bad spirit, and on top of that, inaccurate. Therefore, negligible. :)

This isn't really a bump but I'd just like to say I'm really going to enjoy visiting this neighborhood. Some of my friends are already there and I hope to be acquainted with the rest of the Residents. :)

I'm there. Not that I've built anything yet. I'm waiting for all that lovely cheap mainland to come on sale now the new sims are in the auctions. ;)
