Pardon me for some newb questions!
1. I keep reading that land is priced low now. I'm looking at gorgeous waterfront property, owned by Ms. Song, next to unbuildable RR tracks. It's 8L/sqm. Is that low? Heh.
2. Will a 512 support a simple shop? Enough prims for one? I plan to sell dance/pose animations and perhaps a few skins.
3. What are the cutoffs for each "tier"? E.g., 2048 costs $15/month. Does 2047 clost $8/month? Or does 2049 put one in the next tier? The land I'm looking at is 4100 sqm or so; does that put me in the next tier above the 4096 rate? I haven't bought my First Land yet, but I'm thinking of holding 512 First Land for a simple shop and the 4100 for my house. How much real $ would that put me out per month?

Thanks! 1. Well I am a little out of touch with land prices, but it looks a reasonable price for waterfront. 2. Well that's for you to decide really, 512m2 gives you an allocation of 117 prims. 3. Thanks for your reply. On Question 3: If I buy 512m2 + 4110m2, for a total of 4600-odd square meters, what then is my monthly fee, given that I now have the premium account? I'm in the tier ABOVE 4096, right?

If the land you're looking at is just a tiny bit above 4096m2, IM the seller to ask if they would be willing to remove a couple of blocks to make it fit your tier better. I'm sure they'll be understanding. They should be able to sell those one or two 16m2 blocks to someone who wants a little advertising space, or room for a low-prim vendor - especially if it will be next to your store, which I am sure will be attracting a great deal of high quality traffic

The smallest unit of land is 16 m2, Ricky. When looking at the land allowance relative to tier payment remember to add your 512 from your premium membership to the figure listed which gives you the 4608m2 allowable indicated by Hiro. You must buy a First Land parcel before purchasing any other property or you forfeit your right to it. The $1 per m2 offer is only available on 512 parcels designated as First Land and it is a value you likely don't want to pass up. Check the classified land sales forum to get a feel for pricing. $8 per sm for a lovely waterfront bordered by LL land doesn't sound outrageous but it is a buyers market now. There is nothing to say you can't make an offer to the seller. You also should check whether the land is in a pg or mature sim as that has an effect on the land value. I have both types of properties and don't find myself restricted in anyway on the pg land but most people prefer mature land so pg has a lower value. I get a lot of dropins on my land and it's handy to be able to tell someone I don't know who's acting offensively that it's a pg sim. More often than not they have altered their behavior and apologized. Good luck!

There is nothing to say you can't make an offer to the seller. Becareful of first land right now. The market is flooded with it and you may have a heck of a time turning it over. I've seen nice flat plots in some new sims for L$2000 that have sat there for days (still there now actually). Just mentioning this if you're plannign to turn the 512m over quickly. Find someone who wants to buy a piece of first land next to their property and negotiate a price with them. Or you could just buy a random piece of flat open first land and try selling it for L$1500.

Thanks, Bret. I've been wondering how things are working out with the restructured First Land concept. I posted a thread asking about the First Land status but only one new member provided input. The resale market has been slow overall as I have seen parcels of all sizes very reasonably priced sit unsold for a long period of time. Still, at $1 per sm, I wouldn't pass on the opportunity to buy First Land.

Thanks for your replies. Yes, it's a mature plot. I'm kinda anxious to buy it before it gets snapped up! But I'm shopping for First Land first. And yes, I've been in touch with the seller, but she's been offline so it's been tough to negotiate.
