At present, the pricing of land sales is a matter of personal guesswork. There isno effective way to conduct appraisals or comparative market analysis. However, if the data on landsales were available in a dataset showing each effective sale, the rough appraisals and market analyses could be done. (The average price for meter measure is meaningless because: 1. it does not differentiate between Island and Mainland, 2. it does not differentiate between parcel size, 3. it does not differentiate between neighborhood features, characteristics or defects, and 4. it does not differentiate between parcel uses.)

I think providing detailed land sale data would allow real estate professionals who have avatars in SL to develop an SL appraisal system that could bring real order and predictability to SL land sales. There would be real economic advantages to the SL community from such order and predicability.
