Would like to see a separate drop down choice in the search for land that is in a covenant or has estate owner so I can tell which one is land that is actually for sale and I won't have to pay tier to them, just the normal tier you already pay to Linden.
I'm searching for land, but do not wish to pay ANOTHER fee to someone else and be told what I can and can't do on my property, basically what I think a covenant does since they have things like "zoning" and "rules and regulations."

You don't have to pay tier to LL for land you own on private islands/estates. You usually have to pay the island owner, but you don't have to pay LL. You can even have a group own the land so you don't need a premium account either.

Covenants are a side issue. They probably need to quit calling land leased on an estate "sales"... or make it so that you as the lessor have some say in what happens to the island you're leasing land on. And, yes, they really need to have separate pulldowns for "land for sale" and "land for lease". The distinction is pretty damned important in the real world... just ask the folks in Hong Kong.
