Covenant Filter

I prospose a selection box in the land sales tab that when selected would filter all land sales that have a covenant attached to them. IMO rental properties, and resident run tier schemes do not belong in the "land for sale" view.

It doesn't matter whether they have a covenant or not, island "sales" don't belong in the "for sale" view.

It's my understanding that those island "sales" have one common denominator...ALL of them have a covenant. Hence, a filter for covenants removes said content, making us happy residents.

IMHO what's really needed is to have 'rent land' options of a similar depth to 'sell land' options. I mean 'Land Rentals' alongside the 'Land Sales' category in Search. I mean the ability to set land for rent using the land tools instead of cumbersome manual agreements.

Placing private estate land in land sales is a very imperfect stopgap to compensate for the fact that no such 'rent land' option exists.

Good point, but probably a long term solution. The feature I'm proposing is simple to implement and will have the desired effect, ie. residents not interested in your rental ads won't see them.

Island land *may* have a covenant. It doesn't *have to* have a covenant. Since the covenant or lack there of is not actually enforced... you could put the "rules" in the description or anywhere else, sellers could simply leave the covenant off to avoid getting filtered.

Island sales have only one thing in common. They're not sales, even as much as sales on the mainland are sales. The filter MUST be on whether the land is sold to you (rent is paid from your tier, and nobody but LL can take it away) or leased (rent is paid to, and you can lose it at the whim of, the estate owner).
