I bought a small plot of land and it still had bumps on it after using flatten land from the edit menu. Is there a way to be sure the land is totally flat ?

Rez a cube, flatten it, and then move it along the X-axis to the desired level of the land. Monkey with the land edit tools, using the prim as a 'level' to help you get things nice and level.

It won't be mathematically flat, but it should be flat enough for your interests and purposes.

If you still need help, I can come and have a look.

Things to remember:

-- Go from 'Large' to 'Medium' to 'Small' on the tool area selection. You want to spread the change you're making over the largest area possible, and *then* fine it down. This is because of the way the tools work -- you have to consider the area outside the influence of the tool as well as the patch under your mouse cursor.

-- If you lose the prim, go to the Debug Menu, and then select the Render option that says 'Surface Patch'. This makes the ground disappear (and is very nice for finding lost prims). Select it again to turn it back on so you can see where you're going.

Rundown of tool options:

-- Flatten Land: Averages things. If you start dragging the cursor on a higher piece of land, and then pull the cursor down to a lower piece of land, the latter will rise up to meet the level of the higher land. The reverse is also true.

-- Raise Land and Lower Land: Work as advertised, but the lag is noticeable as the render engine tries to recalculate the land based on the command you're giving it. Suggest doing things in very short mouse clicks, and DO NOT hold the mouse button down unless you want a mountain or a sinkhole. Also see previous comment about tool area selection above.
