Commercial Land Needed

I'm looking to expand so I need more land for my shop and club. Commercial land seems to be hard to come by for some reason.

Here's the basics of what I need:
* NO LESS then 10k m2 of land, and NO MORE then 15k m2 of land.
* NO LESS then 2200 prims.
* Full terraforming ability.
* Can only spend $50,000L up front.
* Willing to buy outright, or lease.
