The area is entirely free of roadside ads, making this a great sim to be in. The land can also be made perfectly flat if you want. No bizarre convenants or rental-agreements-disguised-as-purchases, the land is YOURS for any purpose you want.

You will NOT get a better deal in a classy area -- seriously take a look around and you won't find better. I have to sell this land quickly to down-tier before the next payment; my loss can be your gain.
