I have a friend who's considering selling their well established estate. It has a club with nearly 100 staffers and 1000 VIPs that has been open nearly two years. The estate has several regions, some regular and some openspace, with about 75% occupancy at a near-breakeven tier rate. With a little hands-on management it could easily be made profitable.
My friend doesn't want the residents or club members to know about the sale until he understands what it's worth and what issues are associated with the sale. I will have to be the intermediary to start as it would be a simple matter to determine which estate and club this is about once my friend's name were known. He wants to protect everyone from the issues related to selling until he has a firm understanding of how to conduct the sale.
The questions:
1. What is an occupied region worth at auction?
2. What is the value of an established club and its VIP list?
3. What other issues are there around such a sale?
The transition of the staff at the club, any club, is always a wild-card. Any advice for the owner on this front would be greatly appreciated.
