If you lease the land, you will need to pay an upfront fee of L$29000 and a tier fee of L$2000 a week (First week tier included in price). You can resell the plot, you can terraform the plot. Please read the covenant for terms and conditions.

If you would rather not pay an upfront fee then you can rent this plot for L$2500 a week. You won't be able to resell or terraform the land but you will be able to enjoy island life.

The plot supports upto 1124 prims as a region bonus applies.

Q. What's the difference between leasing and renting?

A. Leasing gives you more control over your plot, it's closer to ownership as you can terraform and you can resell. This is similar to the mainland ownership that Linden Labs run, however you pay me rather than Linden Lab.

You must however maintain tier payments in order to continue to lease the land, your home is at risk if you don't maintain tier payments, just as my RL home is at risk if I don't maintain mortgage payments.

However as the existence of the island is reliant upon me being alive, you don't actually own the plot unfortunately so I won't mislead you by saying that it's ownership.

Renting on the other hand means you pay me a weekly fee (you can pay upto 10 weeks in advance if you want). You can't terraform, you can't resell and you lose 1 prim so that the rental box sits there. The weekly rental fee is higher than the weekly lease fee but is still reasonable for a plot of this size in this location. You do not need to pay an upfront cost other than your first week's rental to rent.

Q. I have heard horror stories of estate owners reclaiming land and running off with people's money.

A. Estate owners can indeed reclaim land and run off with people's money, however it wouldn't be a very good business move and very influential people in the land market would ensure that my reputation was ruined. It is simply not in my interest to take the money and run. I have a thriving mainland rental business too.

Q. How do your prices compare to mainland?

A. My tier prices are competivie, L$2000 a week works out at roughly USD$30 a month. LL charge USD$25 a month but you have to then also pay a premium membership fee to have your very own mainland plot. This means you'd pay a minimum (based on you paying a yearly membership) fee of USD$31 a month. If you're paying monthly you'd be paying USD$34 a month. However I don't pay a stipend so you'd have to deduct that from the mainland fee.
